The implementation of the capital improvement strategy of the 72-story skyscraper began in <a href=\"https:\/\/www.commercialsearch.com\/news\/los-angeles-us-bank-tower-to-get-60m-makeover\/\">May 2021<\/a>, an initiative in line with&nbsp;the ongoing <a href=\"https:\/\/www.commercialsearch.com\/news\/flight-to-quality-phenomenon-continues-to-play-out\/\">flight-to-quality<\/a> trend.<\/p>\n<p>The landlord partnered with design firm <strong>Jeffrey Beers<\/strong> and architects <strong>A + I<\/strong> for the project, while <strong>JLL<\/strong> is the appointed leasing agent for the property. Silverstein purchased the 1.4 million-square-foot office building in 2020 in the <a href=\"https:\/\/www.commercialsearch.com\/news\/top-5-office-transactions-in-los-angeles-for-2020-2\/\">largest single-building transaction<\/a> of the year in the metro. The 15,000-square-foot area features flexible work and conferencing spaces, lounge and events capabilities, along with food and beverage options.<\/p>\n<h2>Meeting evolving needs, attracting users<\/h2>\n<p>New tenants at the property include Lincoln International, which signed a 27,117-square-foot long-term expansion and Rothschild &amp; Co., occupying 8,544 square feet. Skanska, Frazier Capital and Los Angeles Police Foundation are also part of the roster, CommercialEdge data shows.<\/p>\n<p>JLL Executive Vice President James Malone, Managing Directors Jaclyn Ward and Peter Hajimihalis, together with Silverstein&#8217;s Executive Vice President Jeremy Moss and Vice President Harlan Strader III, are in charge of leasing the remaining available space at the office building.<\/p>\n<p>Earlier in March, Fox Corp. announced its plans to modernize and expand the <a href=\"https:\/\/www.commercialsearch.com\/news\/fox-studio-lot-to-undergo-1-6-msf-update-in-los-angeles\/\">Fox Studio Lot production campus <\/a>in Century City.
