Construction firm Judlau Contracting <\/strong>has signed a long-term, 14,387-square-foot lease at the RockFarmer Properties<\/strong>‘ Heritage Tower in Queens, N.Y. CBRE <\/strong>First Vice President Michael Lee arranged the lease signing on behalf of the landlord.<\/p>\n

Specifics of the agreement were not revealed, but the brokerage firm reported that asking rents at the property average at $50 per square foot. With the new lease agreement, occupancy at the 135,000-square-foot office building reached 91 percent. The property\u2019s tenant roster also includes Youman, Madeo & Fasano, Rafael Raffaelli Attorney at Law, Queens Community Board and Lama Accounting, according to CommercialEdge.<\/p>\n

With its main headquarters also in Queens at 26-15 Ulmer St., Judlau operates within the heavy construction industry, focusing mainly on capital improvements and public works projects. The tenant is set to occupy the entire eighth floor of Heritage Tower, comprising 11,126 square feet, along with an additional 3,261 square feet on the fourth level. Move-in is planned for this spring.<\/p>\n

Judlau selected strategically the building at 82-11 37th Ave. in Jackson Heights: the company is soon to begin work on the “Five Stations Renewal” project on the Flushing Line (7), planned to renovate several of the surrounding subway stations.<\/p>\n

Heritage Tower is located in a commercial and retail area in Queens, just a block away from the 7 train and a few blocks from the E, F, M and R trains, while Brooklyn-Queens Expressway is also within easy reach. The building incorporates an attended lobby, ground-floor retail and on-site parking, among other amenities<\/a>.<\/p>\n

RockFarmer picked up the asset in 2018 for $55.9 million, CommercialEdge reveals. The nine-story office property was completed in 1998 and recently underwent a $4 million renovation. Upgrades included the complete transformation and modernization of the common areas, lobby and three-story atrium, as well as the installation of new elevator cabs and mechanicals, a new roof and the addition of ready-to-use incubator spaces for small businesses and entrepreneurs on the lower level.<\/p>\n

A series of technological upgrades, including the installation of high-speed fiber optic and coaxial cables, increased riser capacity and a backup generator, were also part of the overhaul.
