Phoenix-based Creation<\/strong> has acquired 18 acres in Scottsdale, Ariz., with plans to construct a 243,360-square-foot Class A logistics and manufacturing building dubbed Thunderbird Commerce Park.<\/p>\n

The developer intends to break ground on the $60 million project later this year, with completion expected in late 2024. LGE Design Group<\/strong> provided architecture services and LGE Design Build<\/strong> will serve as general contractor.<\/p>\n

The facility will come online within Scottsdale Airpark, a 8.6-square-mile area around the Scottsdale Airport that is home to more than 2,900 businesses.<\/p>\n

The development site is east of the southeastern corner of Scottsdale and Thunderbird roads, some 20 miles from downtown Phoenix. When complete, the facility will feature 51 truck doors, a 32-foot clear height ceiling, 130-foot truck court depth, four dual charging pedestals for electric vehicles and 322 car parking spaces.<\/p>\n

Grant Kingdon, who was recently promoted to principal of Creation\u2019s Mountain West region, said in a prepared statement that the Scottsdale Airpark submarket is highly supply-constrained and has among the highest rental rates and tightest vacancy levels in the Phoenix metropolitan area. Potential tenants could include companies in the aerospace, electric vehicles, pharmaceutical and semiconductor sectors<\/a>.<\/p>\n

Creation’s development portfolio currently consists of $4.65 billion of projects in Arizona, California, Colorado, New Jersey, New York, Tennessee and Texas. One of these projects is a 1.4 million-square-foot industrial campus<\/a> to take shape in Gilbert, Ariz.<\/p>\n","protected":false},"excerpt":{"rendered":"
