Graycor Construction Co<\/strong>. has started work on a 123,516-square-foot industrial development in Surprise, Ariz., on behalf of semiconductor supplier Rinchem Co<\/strong>. The flex industrial facility will be Rinchem\u2019s third in the Phoenix area.<\/p>\n

Graycor Construction Co. is the general contractor, with Archicon Architecture + Interiors<\/strong> also part of the team. Currently underway, the new facility is expected to be completed in the fourth quarter of 2023.<\/p>\n

In 2021, Graycor completed a nearly 57,000-square-foot expansion of Rinchem\u2019s industrial campus in Chandler, Ariz., bringing the asset to more than 127,000 square feet.<\/p>\n

New build-to-suit industrial in metro Phoenix<\/h2>\n

The project will be situated on a 21-acre lot and will include office space for administrative purposes, shipping and receiving capabilities, specialized warehousing spaces and an 11-truck loading dock. The building will provide freezer bay and high bay chemical storage capabilities and flat concrete floors. Additionally, there will be six pads allowing for chemical containment, including an outdoor pad for bottled gas and a detached ISO tank for storage.<\/p>\n

All these critical features are allowing the company to safely manage high purity substances, noted Graycor Construction Co.\u2019s Southwest Division General Manager, Rusty Martin, in prepared statements. The new facility is part of an ongoing effort to support the semiconductor manufacturing industry in Phoenix while also representing Rinchem\u2019s focus on growing its Arizona footprint, added Rinchem\u2019s Vice president of warehousing operations, Matt Jensen, in prepared remarks.<\/p>\n

The site is at the intersection of Dysart Road and West Summit Parkway, 31 miles from central Phoenix and within 34 miles of Phoenix Sky Harbor International Airport.<\/p>\n

According to a recent report, metro Phoenix leads the country<\/a> in term of industrial demand and pipeline. Industrial demand saw a 56.6 percent increase between 2021 and 2022.<\/p>\n

Since the beginning of 2023, a couple of notable industrial projects kicked off in the Valley: Thompson Thrift broke ground on its 1 million-square-foot development<\/a>‘s first phase. Located on 26 acres in Queen Creek, Ariz., the project is expected to come online in early 2024. Meanwhile, ViaWest Group commenced construction<\/a> on a 599,351-square-foot build-to-suit facility in Goodyear, Ariz., for Sub-Zero.<\/p>\n","protected":false},"excerpt":{"rendered":"
