Careismatic Brands<\/strong> has signed a long-term lease for the entirety of a 1 million-square-foot facility in Dallas to create a shipping hub, according to Dallas News<\/em>. Cresa<\/strong>\u2019s Jim Hazard and Brad Struck negotiated on behalf of the tenant, while KBC<\/strong>\u2019s Nathan Lawrence and Krista Raymond represented the landlords, Ares Management<\/strong> and Archway Properties<\/strong>.<\/p>\n

Careismatic will use the recently completed building in I-20 Logistics Park to consolidate other warehouses across the country. COO Sidharth Lakhani said in prepared remarks that the new Dallas facility will feature leading industry automation and technology solutions.<\/p>\n

The company is known for its medical apparel and footwear under brands like Cherokee, Allheart and Dickies. With its Dallas warehouse location, Careismatic can deliver to most areas in the U.S. in three days or less. The apparel brand has its global headquarters in Santa Monica, Calif., but is also present in Los Angeles, Dallas, Canada, Hong Kong, China, Sweden and the U.K.<\/p>\n

Within I-20 Logistics Park<\/h2>\n

Archway Properties and Black Creek Group<\/strong>, which has since been acquired by Ares Management, acquired 165 acres<\/a> to build I-20 Logistics Park in February 2021. The Careismatic-leased facility has 40-foot clear heights, 170 dock-high doors, four ramped doors, 274 car parking spaces and 246 trailer parking spaces.<\/p>\n

The developers are also planning a second phase for I-20 Logistics Park that will include another more than 1 million-square-foot facility. The second building was designed to feature 40-foot clear heights, 165 dock-high doors, four ramped doors, 258 car parking spaces and 224 trailer parking spaces.<\/p>\n

Located at 35550 LBJ Freeway near the second largest FedEx Ground facility in the U.S., the industrial campus has direct access to Interstate 20 and nearby access to interstates 35E and 45.<\/p>\n

Steady demand for Dallas industrial space<\/h2>\n

Various apparel brands have opened industrial outposts in the Dallas-Fort Worth metro due to its ideal location for reaching as many U.S. customers as possible. Just last month, Nike leased a 1 million-square-foot building<\/a> at Southport Logistics Park in Wilmer, Texas.<\/p>\n

Outside the apparel sector, Samsung recently committed to nearly 671,000 square feet at VanTrust Real Estate\u2019s Fort Worth Logistics Hub, a two-building, 1.3 million-square-foot industrial campus in Fort Worth, Texas.<\/p>\n

And, also in Fort Worth, ITS Logistics signed a lease for more than 1 million square feet at NorthPoint Development\u2019s  logistics center<\/a>. The location serves as the 3PL\u2019s first Texas distribution center.<\/p>\n","protected":false},"excerpt":{"rendered":"
