Suburban Land Reserve Inc.<\/strong>, the real estate division of the Church of Jesus Christ of Latter-day Saints, has become the latest developer to receive approval from the Glendale City Council to build a large industrial park in the Arizona city\u2019s growing Loop 303 corridor.<\/p>\n

The $600 million Parkway 303 East will feature four industrial buildings of 1.1 million square feet each. The 276-acre development site, previously used for agricultural purposes, is at the intersection of Olive and Sarival avenues.<\/p>\n

Located about a half-mile away is Woolf Logistics Center<\/a>, which includes a 722,000-square-foot canning facility for RRB Beverage Operations Inc., a joint venture between Rauch Fruit Juices, Red Bull and Ball Corp., and a 916,000-square-foot Mark Anthony Brewing facility.<\/p>\n

Approved, despite opposition<\/h2>\n

At its Tuesday meeting, the City Council approved amending the city\u2019s general plan map for the area and rezoning the property from a rural residential designation to planned area development (PAD).<\/p>\n

The approvals came despite opposition from residents, many of whom live in the Twelve Oaks Estates neighborhood adjacent to the site. The neighbors said the industrial development would be too close to their homes and would have an impact on safety and traffic, create noise, light pollution and lower home values, so the area would become overbuilt with commercial and industrial properties.<\/p>\n

However, city officials determined the development is consistent with the prevailing land use and development patterns in the Loop 303 corridor, which is considered a major transportation corridor for warehouse, distribution, e-commerce and manufacturing uses. An analysis prepared for the City Council stated Parkway 303 East is compatible with existing developments in the area, the existing AT & SF rail line and nearby Luke Air Force Base.<\/p>\n

Project details<\/h2>\n

At full build-out, Parkway 303 East will comprise four facilities with 55 feet in height. The development will have approximately 37 percent of lot coverage and feature a total of 2,868 vehicle parking spaces and 957 truck and trailer stalls.<\/p>\n

A timetable for when the developer will move forward with the project was not available. The development team includes Withey Morris PLC<\/strong>, the law firm representing Suburban Land Reserve in dealings with the city, architectural firm Butler Design Group<\/strong> and Hunter Engineering<\/strong>.<\/p>\n

Neighboring industrial developments<\/h2>\n

Suburban Land Reserve is also the developer of Parkway 303 West<\/a>, an industrial park with six buildings totaling 3.4 million square feet at Cotton Lane and Peoria Avenue. The Glendale City Council approved the annexation of 262 acres for the project and rezoning in November 2021.<\/p>\n

At the same meeting, the council approved annexation and rezoning for Russell Organics LLC and Roth Development Corp. to build Organics Loop 303, a two-building, 850,000-square-foot project on 75 acres at the southwest corner of West Bethany Home Road and North Sarival Road.<\/p>\n","protected":false},"excerpt":{"rendered":"
