Originally built in 1909, the property is undergoing a complete transformation.<\/p>\n<p><strong>AECOM Tishman<\/strong> is managing the construction of the <a href=\"https:\/\/www.commercialsearch.com\/news\/sl-green-jv-lands-1-3b-construction-loan\/\">$2.3 billion project<\/a>, which has been designed by <strong>Kohn Pedersen Fox<\/strong>. With a completion date slated for November 2023, One Madison Avenue is 55 percent preleased.<\/p>\n<p>Earlier this year, <a href=\"https:\/\/www.commercialsearch.com\/news\/ibm-bets-big-on-manhattan-signs-328-ksf-lease\/\"><strong>IBM<\/strong> signed a 328,000-square-foot<\/a>, 16-year lease at the property. <strong>Franklin Templeton<\/strong> will occupy 347,474 square feet, <a href=\"https:\/\/www.commercialsearch.com\/news\/franklin-templeton-inks-347-ksf-lease-at-manhattan-office-tower\/\">upon signing a 15-year lease<\/a> this fall. Last year, <strong>Chelsea Piers Fitness<\/strong> also made a long-term commitment at One Madison, with a 20-year, 56,000-square-foot lease.<\/p>\n<h2>Wellness-focused amenities<\/h2>\n<p>Set to rise at the intersection of West 23rd Street and Madison Avenue, adjacent to Madison Square Park, the 27-story office tower will aim for LEED Gold and WELL certifications. At full build-out, the high-rise will encompass an 11,000-square-foot rooftop venue, private dining and a tenant lounge.<\/p>\n<hr>\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/top-10-states-for-leed-certified-office-properties-in-2021\/\">New York, a Leader in LEED-Certified Office Buildings<\/a><\/p>\n<hr>\n<p>Following the model of <a href=\"https:\/\/www.commercialsearch.com\/news\/sl-green-opens-manhattans-newest-supertall\/\">One Vanderbilt<\/a>, an earlier development of the same joint venture, One Madison Avenue will incorporate retail, hospitality and wellness-focused amenities that promote a healthy work environment.<\/p>\n<p>Additionally, One Madison Avenue is set to feature \u201cThe Commons\u201d, a 7,000-square-foot tenant-only amenity space. Michelin-starred Chef <strong>Daniel Boulud<\/strong>\u2019s French dining amenities will occupy 16,000 square feet at the ground-floor level.<\/p>\n<p>According to a <a href=\"https:\/\/www.commercialedge.com\/blog\/national-office-report\/\">recent CommercialEdge report<\/a>, Manhattan remains one of the nation&#8217;s most expensive office markets.
