Building a property management team that provides the best possible service, in addition to maximizing the owner&#8217;s bottom line, is key to success. That is distinct from the revenue-related and maintenance responsibilities that are often more commonly associated with property management. \u201cCollecting the rent, mowing the lawn\u2014that\u2019s the commodity part of the business,&#8221; observed Bob Assoian, executive vice president &amp; executive managing director at<strong> Hiffman National. <\/strong>&#8220;I put on asset management. Let\u2019s assist the owner in helping their investment be successful\u2026our clients see us as a support to them, not just doing the minutiae in this business.\u201d<\/p>\n<p>Hiffman National&#8217;s training for new property managers reflects this idea, regardless of the team member&#8217;s professional background. The approach focuses primarily on the type of person being trained, and where their inherent skills find the best use. \u201cFew people go to college to study property management,&#8221; Assoian noted. &#8220;We could take liberal arts majors, take them through our training program, turn them into successful (managers) and give them a great career. In his view, managers with good social skills and judgement are more valuable than those who simply accomplish day-to-day tasks.<\/p>\n<p>\u201cThis really is a customer service business as much as it is physically running a building,&#8221; he said. &#8220;The technical aspects can easily be taught. It\u2019s the softer skills that someone has to have innately that are harder to teach.\u201d This principle applies to Unico\u2019s candidate selection and hiring process, where people with such \u201csoft skills,\u201d say, from the hospitality industry, are preferred over those with \u201creally strong technical skills, but not great communication or social skills,\u201d according to Pearce. This stems from Pearce\u2019s view of property management and how teams best work together. &#8220;One of our company values is, together, we\u2019ll figure it out; it\u2019s recognizing that there\u2019s not one person out there who knows everything.\u201d<\/p>\n<h2>Foundational strengths<\/h2>\n<p>Alongside the intangible traits that make for a good property management team, there are certain foundational considerations and specialties that go into nearly every step of the building process. At the core is an understanding of the responsibilities that go into managing a given property effectively. As Viggers described it, \u201cAn old sentiment is that property managers need to be jacks of all trades, [but] the one thing I will tell you is that the person that\u2019s perfect at everything doesn\u2019t really exist.\u201d<\/p>\n<p>On the revenue-tracking and databasing side, Viggers sees financial literacy as a must. \u201cThis is a financially-driven business; we need people with strong accounting skills and a working knowledge of finance.\u201d Another specialty is legal knowledge and a strong understanding of legal terminology. And managers should have a degree of technological competence to enhance tenant and client experience. \u201cAs advances in technology proliferate, we all need to have an understanding of all the various tools that allow us to do more and more,\u201d Viggers said.<\/p>\n<hr \/>\n<p><strong>READ ALSO:\u00a0<\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/whats-driving-industrial-property-management-today\/\"><span class=\"fl-heading-text\">What\u2019s Driving Industrial Property Management Today<\/span><\/a><\/p>\n<hr \/>\n<p>On the broader side, Viggers sees the need to combine being detail-oriented and awareness of ownership\u2019s long-term goals. \u201cYou need to understand the nuances of what\u2019s going on, to understand the legal and financial contracts, but make sure that you have a clear picture of your clients\u2019 goals in the long run.\u201d Governing all of the above is Viggers\u2019 main priority\u2014a respect for the complexity of a given property that in turn transfers into the minutiae of management.<\/p>\n<p>Still, Viggers understands that this takes different forms, just as the personalities within a management team vary widely. \u201cI\u2019ve seen exceptional asset managers running $100 million deals and yet they cannot handle confrontation,\u201d he noted.<\/p>\n<p>Ultimately, it is the recognition of this idea that leads to the greatest success, no matter what a manager may specialize in.
