Courtesy of Trammell Crow Co.<\/p><\/div>\n<p><strong>Trammell Crow Co.<\/strong> and <strong>Washington Capital Management<\/strong>, on behalf of their clients, broke ground on 1916 Boren, an 11-story, 282,700-square-foot life science development in Seattle\u2019s Denny Triangle neighborhood.<\/p>\n<p>The building is slated for completion by December 2024 with the first tenant move-in scheduled for the first quarter of 2025.<\/p>\n<p><strong>Seattle Children\u2019s Research Institute<\/strong> has preleased 124,000 square feet, which will be used for pediatric research. Dr. Eric Tham, senior vice president and chief research operations officer at Seattle Children\u2019s, said in a prepared statement the space will meet the growing needs of its downtown workforce as Seattle Children\u2019s Research Institute continues its work to find cures for childhood diseases.<\/p>\n<hr>\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/life-science-outlook-remains-strong-cushman-wakefield\/\">Life Science Outlook Remains Strong<\/a><\/p>\n<hr>\n<p>Alan Cantlin, senior vice president with TCC\u2019s Seattle office, said in prepared remarks Seattle Children\u2019s early commitment to the project reflects 1916 Boren\u2019s market-leading life science infrastructure and design. He said the building will be well-suited to meet the specifications for the most demanding life science buildouts.<\/p>\n<p>The building will feature 14-foot floor-to-floor height and 11-foot windows to provide ample natural light and space for a range of life science uses. Amenities will include two dedicated freight elevators, chemical storage, outdoor patios on each floor, a cycling studio with locker rooms, rooftop terrace and top-floor conference center with meeting rooms and collaboration spaces. The property is situated in Seattle\u2019s largest concentration of residential communities, retail and culinary destinations. Located at the intersection of Boren Avenue and Stewart Street, it has a transit and Walkscore of 100 and is also just blocks from Interstate 5.<\/p>\n<p>Shelley Gill and Adam Brenneman of <strong>Hazelbrook Advisors<\/strong> represented Seattle Children\u2019s in the lease negotiations. Paul Carr of <strong>CBRE<\/strong> represented the landlord. Other project partners include CollinsWoerman acting as the project\u2019s architect of record and <strong>Lease Crutcher Lewis<\/strong> acting as general contractor.<\/p>\n<h2><strong>Second Life Science Project in Area<\/strong><\/h2>\n<p>1916 Boren is TCC\u2019s second life science development in the Denny Triangle neighborhood, a growing technology hub and sought-after location for businesses and residents. It is adjacent to Boren Lofts at 1930 Boren Ave., a 10-story <a href=\"https:\/\/www.commercialsearch.com\/news\/trammell-crow-completes-seattle-life-science-project\/\">life science development completed in February<\/a> by TCC and Washington Capital Management. The partners began work on the 136,217-square-foot Class A project in August 2019 and <a href=\"https:\/\/www.commercialsearch.com\/news\/trammell-crow-sells-seattle-life-science-property-for-119m\/\">sold the building to Oxford Properties Group<\/a> in April for $119.1 million. Located within walking distance of Amazon\u2019s corporate headquarters, the building also has about 4,400 square feet of retail.
