The opening last week of the Kimpton Shane Hotel at Midtown Union brings the three-tower mixed-use development in Atlanta\u2019s Midtown neighborhood to completion. MetLife Investment Management<\/strong> and Granite Properties<\/strong>, two of the project\u2019s developers, made the announcement on Monday.<\/p>\n

The project\u2019s Class AA office tower and the Mira at Midtown Union residential tower opened in July.<\/p>\n

Office tower<\/h2>\n

The 26-story, 612,000-square-foot office tower was developed by MetLife Investment Management and Granite Properties and is intended to achieve LEED Silver and Fitwel certifications. Invesco<\/strong> has leased 300,000 square feet there for its future global headquarters and will start relocating early next year.<\/p>\n

The building\u2019s amenities include a multi-level lobby, 12,000-square-foot landscaped outdoor amenity terrace on the eighth floor that connects to a fitness center, a boardroom, conference meeting facilities and a customer lounge.<\/p>\n

In addition, the building features contactless smart card access throughout, hands-free entry doors and destination dispatch elevators, which users can summon using a mobile app.<\/p>\n

Residential component<\/h2>\n

Mira at Midtown Union, the 26-story, 355-unit luxury residential tower, was developed by MetLife Investment Management and StreetLights Residential<\/strong>. Leasing is underway.<\/p>\n

The tower offers several floorplans, including studio and one-, two- and three-bedroom apartment homes, ranging from 496 to 1,743 square feet. Amenities include an outdoor amenity deck with a pool, seating and grilling stations overlooking Midtown Atlanta, with a pool-side resident bar and lounge. In addition, the building offers 24\/7 concierge services, conference and co-working spaces, an expansive fitness center, and a pet lawn and spa.<\/p>\n

Hospitality offerings<\/h2>\n

The 14-story, 230-key Kimpton Shane Hotel is operated by Kimpton Hotels & Restaurants<\/strong> and was developed by MetLife Investment Management and AMS Hospitality<\/strong>. The interior was designed by Studio 11 Design<\/strong> and features artwork from more than 30 global artists, curated by Atlanta-based Soho Myriad<\/strong>.<\/p>\n

The hotel\u2019s amenities include a restaurant, Hartley Kitchen and Cocktails, and a cocktail lounge, Aveline, in addition to 6,600 square feet of meeting and events space.<\/p>\n

Overall, the Midtown Union project provides 1,909 structured parking spaces featuring a parking guidance system directing customers and visitors to their designated spaces. It also allows for space reservations by different users (office, retail, residents). Tenants have access to 36 Level 2 EV charging stations.<\/p>\n

Midtown Union includes 32,000 square feet of restaurants and shops and is sited at 1331 Spring St., along a pedestrian-friendly extension of Arts Center Way that connects to Midtown\u2019s Arts District.<\/p>\n

The location is easily accessible to and from the I-75\/85 Connector and is a 2-minute walk from the Arts Center MARTA Station.<\/p>\n

Midtown Union was designed by Cooper Carry<\/strong>. General contractor Brasfield & Gorrie<\/strong> began construction of the three towers in November 2019.<\/p>\n

Leasing is being handled by Brooke Dewey and Adam Viente (office) and Coleman Morris (retail) of JLL<\/strong>.<\/p>\n

Rolling stone<\/h2>\n

In April, Granite Properties received both a $265 million construction loan and a major tenant<\/a>\u2014that same lender\u2014for its 23Springs MXD in Uptown Dallas. Bank OZK<\/strong>, of Little Rock, Ark., provided the funding and will use its 110,000 square feet in the 26-story office tower as its new regional headquarters.<\/p>\n

In June, Granite again collaborated with Bank OZK, which provided $39 million in construction financing<\/a> for Granite Place in Southlake, Texas, in metro Dallas\u2013Fort Worth.
