A boutique office building dubbed 901 South Congress will take shape in the South Congress District, while the company teamed up with <strong>Christopher Investment Co. <\/strong>to build One Ladybird Lake along 750 feet of waterfront property downtown.<\/p>\n<p>Designed by <strong>KPF<\/strong>, One Ladybird Lake will feature 475,000 square feet of flexible office space and 16,700 square feet of retail space on the ground floor. Related Cos. expects to break ground on the 15-story building in late 2023 and deliver it in 2025.<\/p>\n<p>One Ladybird Lake aims to achieve LEED Platinum certification and will feature four wrap-around terraces, a penthouse bar, front-of-house facilities, a green roof equipped with solar panels, as well as bee boxes. The outside amenities will include also a bike path.<\/p>\n<hr \/>\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/blackstone-plans-38m-austin-industrial-project\/\">Blackstone Plans Austin Industrial Project<\/a><\/p>\n<hr \/>\n<p>Designed by <strong>Gensler<\/strong>, the 106,854-square-foot 901 South Congress will be five-story tall with a terrace on each floor and will include street-level retail. Related Cos. plans to kick off construction on the company\u2019s first mass-timber building this year and expects 901 South Congress to come online in 2024.<\/p>\n<h2>A more sustainable approach to office development<\/h2>\n<p>This use of sustainably sourced wood will allow the boutique office building to have a lower carbon footprint, with construction generating 40 percent less carbon when compared to traditional construction methods, while also avoiding the release of 20 tons of CO2. <strong>Hines<\/strong> also opted for heavy timber for its <a href=\"https:\/\/www.commercialsearch.com\/news\/behind-hines-1st-austin-office-project-in-40-years\/\">first Austin office project in four decades<\/a>. T3 Eastside, an office asset totaling 101,000 square feet of space, is expected to come online in mid-2023 at 1200 E. Fourth St.<\/p>\n<p>As of September, 59 office buildings totaling nearly 13.8 million square feet were under construction across Greater Austin, CommercialEdge data shows. The pipeline also included 260 projects with a combined 57.2 million square feet in the planning and permitting stages.
