Image courtesy of Clarion Partners.<\/p><\/div>\n<p><strong>Clarion Partners<\/strong> Real Estate Income Fund has purchased the Rojas East Distribution Center, a two-building, 370,000-square-foot industrial park located at 12590 Rojas Drive in El Paso, Texas. The seller was <strong>Hunt Southwest<\/strong>, which sold the property for an undisclosed amount.<\/p>\n<p>Earlier this year, Clarion Partners <a href=\"https:\/\/www.commercialsearch.com\/news\/clarion-partners-buys-suburban-dallas-industrial-park\/\">acquired the Intermodal Commerce Park<\/a>, a 1.4 million-square foot industrial park in the Dallas-Fort Worth area. Last summer, Clarion also <a href=\"https:\/\/www.commercialsearch.com\/news\/clarion-partners-lands-1-msf-tenant-at-dfw-industrial-project\/\">signed a 1 million-square-foot lease<\/a> with HomeGoods, for a build-to-suit project in Fort Worth, Texas.<\/p>\n<hr>\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/is-flexible-warehousing-the-next-step-for-industrial\/\">Is Flexible Warehousing the Next Step for Industrial?<\/a><\/p>\n<hr>\n<p>Constructed in 2021, the Rojas East Distribution Center includes two fully leased Class A warehouses and distribution centers with 28-foot to 32-foot clear heights, 56 dock doors, 42 trailer storage stalls and 292 parking spaces. The complex is situated within El-Paso\u2019s largest industrial and manufacturing sector, located 1.3 miles from the I-10 and State Highway Loop 375, giving it access to both downtown El Paso and its airports for quick regional and international shipping. Additionally, it is 5 miles from the U.S.\/Mexico border.<\/p>\n<h2>The Texas industrial boom<\/h2>\n<p>Texas currently <a href=\"https:\/\/www.commercialsearch.com\/news\/top-markets-for-industrial-construction-activity-in-the-southwest\/\">leads the Southwestern U.S.<\/a> as the top market for industrial construction, while Dallas leads the nation.
