Having broken ground in 2020, McCarthy Building Cos<\/strong>. Inc. has topped out at Forsyth Pointe, a 1 million-square-foot, mixed-use office project that is altering the skyline of Clayton, Mo., just outside St. Louis.<\/p>\n

McCarthy, which is serving as construction manager at the behest of the developer of the two-tower property, US Capital Development<\/strong>, put in place one of the final steel beams required to complete the framing of the $250 million undertaking.<\/p>\n

Forsyth Pointe has a prominent position in the heart of Clayton\u2019s central business district, occupying a full square city block at the intersection of Forsyth Blvd. and Brentwood Blvd, adjacent to the 30-acre Shaw Park. The project will be more than just an office destination; it will be a spark to help ignite new life in the area.<\/p>\n

\u201cThe vision for the Park View District is to create a neighborhood along the park that takes advantage of the valuable views of Shaw Park and transforms the urban edge of the park into an active street life environment with sports, culture and entertainment venues. The proposed uses and design will increase pedestrian activity levels and activate the corners of Brentwood Blvd. and Meramec Blvd. with new retail establishments,\u201d according to a March 24, 2020, zoning document presented to the City of Clayton\u2019s Board of Aldermen.<\/p>\n

Forsyth Pointe\u2019s 10-story Commerce Bank Tower, owned by Commerce Bank<\/strong>, will encompass 265,000 square feet, while the eight-story west tower, a property of Brentwood Forsyth Partners I LLC, will consist of 210,000 square feet. Additionally, a seven-level, 1,250-space parking structure, stretching 2 \u00bd levels underground, will link the two office towers.<\/p>\n

Designed by Christner Architects<\/strong>, Forsythe Pointe will also be heavy on amenities, providing the premier environment employers seek today to attract and retain top-notch talent. The complex will feature 20,000 square feet of street-level retail, as well as a 1-acre green roof garden terrace atop the parking structure. Other offerings include a 10,000-square-foot fitness center and ground-level arts & entertainment venue.<\/p>\n

Health and wellness<\/a> in the workplace will also be a central theme at Forsythe Pointe. The property, which has been designed to qualify for LEED Silver certification, will incorporate such features as MERV 13 air filtration, touchless technology and LED lighting.<\/p>\n

Clayton calling<\/strong><\/h2>\n

The metropolitan St. Louis office market has not made a full return to its pre-pandemic days. The area recorded an overall vacancy rate of 15.7 percent in the first quarter of 2022, according to a report by Cushman & Wakefield<\/strong>, and posted overall net absorption totaling negative 120,000 square feet. Additionally, as noted in the Cushman report, \u201cOf the St. Louis markets, Clayton produced the highest positive net absorption for Q1 2022 and continues to command the highest gross asking rates in the region.\u201d<\/p>\n

McCarthy expects to complete construction of Forsyth Pointe later in 2022. As of the first quarter of 2022, the project was approximately 45 percent leased, with Commerce Bank and law firm Husch Blackwell<\/strong> among the anchor tenants.<\/p>\n","protected":false},"excerpt":{"rendered":"
