Image by MJ Tangonan via Unsplash.com<\/p><\/div>\n<p><strong>Alliance Industrial Co. <\/strong>is kicking off construction on Kyle\/35 Logistics Park, a Class A industrial park totaling 1.4 million square feet in the Austin suburb of Kyle, Texas. The developer is breaking ground on the speculative project this week, in partnership with Kyle Economic Development.<\/p>\n<p>The developer has selected <strong>JLL<\/strong> to market the development, which is expected to come online in 2023. The leasing team includes Vice President Kyle McCulloch and Managing Director Ace Schlameus.<\/p>\n<p>Kyle\/35 Logistics Park will include one rear-load building and four structures with a cross-dock configuration with clear heights ranging from 36 to 40 feet:<\/p>\n<ul>\n<li>Building 1 &#8211; 224,240 square feet<\/li>\n<li>Building 2 &#8211; 474,397 square feet<\/li>\n<li>Building 3 &#8211; 347,180 square feet<\/li>\n<li>Building 4 &#8211; 206,262 square feet<\/li>\n<li>Building 5 &#8211; 140,300 square feet<\/li>\n<\/ul>\n<p>All five logistics facilities will be equipped with ESFR sprinkler systems and are divisible, able to accommodate tenants seeking between 40,000 and 1.4 million square feet. Kyle\/35 Logistics Park will have a total of 362 overhead doors, 16 ramps and ample parking with 1,273 spaces for cars, as well as 333 truck stalls.<\/p>\n<hr>\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/a-closer-look-at-austins-new-industrial-development-qa\/\">A Closer Look at Austin\u2019s New Industrial Development<\/a><\/p>\n<hr>\n<p>The business park will take shape on more than 100 acres along Interstate 35, some 27 miles southwest of downtown Austin. Austin-Bergstrom International Airport will be within 26 miles, while San Marcos Regional Airport will be some 6 miles away.<\/p>\n<p>As of mid-June, 62 industrial projects totaling more than 8 million square feet were underway in metro Austin, CommercialEdge data shows. Most of these developments are expected to come online this year. The development pipeline also included 37.7 million square feet of industrial projects in the planning and permitting stages.<\/p>\n<p>Recently, Titan Development announced plans for a megaproject dubbed <a href=\"https:\/\/www.commercialsearch.com\/news\/titan-to-build-austin-area-megaproject\/\">Hutto Mega TechCenter<\/a> in another Austin suburb. The 2.6 million-square-foot industrial park in Hutto, Texas, will include seven buildings.<\/p>\n<p>In May, Stonelake Capital Partners broke ground on <a href=\"https:\/\/www.commercialsearch.com\/news\/stonelake-kicks-off-suburban-austin-spec-project\/\">Georgetown Logistics Park<\/a>, a business park totaling 620,000 square feet in Georgetown, Texas.
