6100 Merriweather<\/p><\/div>\n

CareFirst<\/strong> has signed a lease for 80,000 square feet of office space at The Howard Hughes Corp.<\/strong>\u2019s 6100 Merriweather in Columbia, Md., part of HHC\u2019s Downtown Columbia master-planned community. The new tenant is slated to design and customize its office space throughout 2023, then open in January 2024.<\/p>\n

Built in 2019, the 12-story, LEED Gold-certified office tower has 320,000 square feet of office space. CareFirst now occupies the entirety of levels 3 and 4, as well as parts of levels 1 and 2. Other tenants at the office building include Tenable, Advarra, Ames Watson and Insperity. With CareFirst, the property is 97 percent leased. Amenities at the property include a fitness room and an outdoor terrace. A total of 1,200 parking spaces in a 4.16 spaces per 1,000 square feet parking ratio, according to CommercialEdge<\/strong> data. The property features 13,000 square feet of retail, according to the data provider.<\/p>\n

Located at 6100 Merriweather Drive, the property is adjacent to Symphony Woods Parks and Merriweather Post Pavilion. The Mall in Columbia and several other shopping, dining and entertainment options are available less than a mile north of the office tower.<\/p>\n

A fresh Downtown Columbia<\/h2>\n

Columbia\u2019s urban center<\/a>, located within the Baltimore-Washington, D.C., corridor, is currently being rejuvenated by HHC in accordance with the Downtown Columbia Plan, a 30-year program for the revitalization and redevelopment of the 1967 master-planned community. Upon completion, the redevelopment of Downtown Columbia is planned to include three reconfigured neighborhoods\u2014Merriweather District, Lakefront District and Central District<\/p>\n
