Rendering courtesy of Jackson-Shaw<\/p><\/div>\n<p>Development firm<strong> Jackson-Shaw<\/strong> has broken ground on Chisholm 20, a four-building business park totaling 917,374 square feet of Class A industrial space in Benbrook, Texas. The developer teamed up with <strong>Chief Partners<\/strong>&nbsp;and expects to deliver the industrial park in the third quarter of 2023.<\/p>\n<p>Chisholm 20 will take shape at the northeast corner of Interstate 20 and Winscott Road, less than 10 miles from downtown Fort Worth.<\/p>\n<p>In February, Jackson-Shaw acquired the four-parcel site totaling nearly 70 acres. At the same time, the company also secured a $70.8 million construction loan originated by <strong>Veritex Community Bank<\/strong>, Tarrant County records show.<\/p>\n<p>The business park will include three rear-load structures and a facility with a front-load configuration with clear heights between 32 and 36 feet:<\/p>\n<ul>\n<li>Building One will total 284,580 square feet<\/li>\n<li>Building Two will encompass 377,844 square feet<\/li>\n<li>Building Three will have 174,137 square feet<\/li>\n<li>Building Four will total 80,773 square feet<\/li>\n<\/ul>\n<p>All four facilities will be equipped with an ESFR sprinkler system, 60-foot speed bays, a total of 168 dock doors and nine drive-in doors as well as truck courts between 135 and 190 feet.<\/p>\n<h2>A team effort<\/h2>\n<p>The development team includes <strong>GSR Andrade<\/strong> as the project architect, <strong>Ridgemont Commercial Construction<\/strong> serving as the general contractor as well as <strong>Kimley-Horn<\/strong> acting as the civil engineer.<\/p>\n<p>Jackson-Shaw has tapped <strong>CBRE<\/strong> to market the development, with the leasing team including Executive Vice Presidents Steve Koldyke and Kacy Jones as well as Senior Vice President Brian Gilchrist. In April, part of the same team facilitated <a href=\"https:\/\/www.commercialsearch.com\/news\/m2g-ventures-lands-tenant-for-dallas-redevelopment\/\">a full-building lease<\/a> for M2G Ventures\u2019 newly completed 3101 Pinewood Drive, an industrial facility totaling 100,130 square feet in Arlington, Texas.<\/p>\n<p>As of April, the Dallas-Fort Worth metro had more than 52.6 million square feet of industrial projects under construction, representing 6.3 percent of the total inventory with an additional 10.9 percent in the planning and permitting stages, CommercialEdge data shows.<\/p>\n<p>In the same month, Greystar Real Estate Partners kicked off construction on its first industrial development in the Metroplex.
