The company, a joint venture created by <strong>Tishman Speyer<\/strong> and <strong>Bellco Capital<\/strong>, will add 200,000 square feet of state-of-the-art life science space to the market with the new project.<\/p>\n<p>2300 Market will sprout up in place of what had been destined to become a mixed-use multifamily development at the hands of the previous owner, <strong>Lubert-Adler<\/strong>. Now, the transit-oriented site adjacent to the University of Pennsylvania and Drexel University will become home to Los Angeles-based Breakthrough&#8217;s first development in Philadelphia.<\/p>\n<p>\u201cWe believe that research and development inventory has not kept up with the world-class science and demand for space in Philadelphia,&#8221; Aaron Kazam, senior vice president with Breakthrough Properties, told <em>Commercial Property Executive<\/em>. &#8220;It was therefore important for us to find a site that would deliver both a best-in-market location as well as meet the needs of innovators. We found that unique opportunity in 2300 Market.&#8221;<\/p>\n<p>The life science real estate development company was represented by <strong>D2 Capital Advisors<\/strong> as consultant during the site selection process. D2 is acting as financing advisor for the project as well.<\/p>\n<hr \/>\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/what-will-future-lab-space-look-like\/\">What Will Future Lab Space Look Like?<\/a><\/p>\n<hr \/>\n<p>Breakthrough has tapped architecture firm <strong>KieranTimberlake<\/strong> to design 2300 Market, which is set to be a mid-rise tower of mixed materials, including brick and glass, and a blended combination of architectural styles. The City of Brotherly Love has carved out a niche in the life science sector. As noted in a first quarter 2022 report by <strong>Colliers<\/strong>, &#8220;The Philadelphia life science market continues to expand and mature because of both growing organic demand in the region and a strengthening recognition outside of the region that &#8216;Cellicon Valley&#8217; is an epicenter for developing gene and cell therapies.&#8221;<\/p>\n<p>Now, Philadelphia&#8217;s life science real estate market has to catch up to its burgeoning reputation.
