Construction is well underway at <strong>Hines<\/strong> and <strong>Cresset Real Estate Partners<\/strong>\u2019 The Finery near downtown Nashville. Once completed, the project will include the 200,000-square-foot, heavy timber office and retail building T3 Wedgewood Houston and more than 700,000 square feet of mixed-use space. The development broke ground in July 2021 and is slated to deliver in the second quarter of 2023.<\/p>\n<p>The Finery will have 383 multifamily units, as well as creative office space and retail, entertainment and hospitality options. Community amenities are planned to include restaurants, cafes, retail services, fitness options and also outdoor gathering spaces. &nbsp;<\/p>\n<hr>\n<p><strong>READ ALSO: <\/strong><a href=\"https:\/\/www.commercialsearch.com\/news\/how-designers-put-natural-materials-to-work-in-the-office\/\">How Designers Put Natural Materials to Work in the Office<\/a><\/p>\n<hr>\n<p>T3 Wedgewood Houston is part of Hines\u2019 T3 concept which stands for timber, transit and technology, which launched in 2013. The company already has 16 T3 buildings across the world, both completed and in different stages of the development process. David Lawrence, managing director at Hines, said in prepared remarks that T3 Wedgewood Houston is made for companies in search of engaging environments and sustainability. The mass-timber creative office building will provide Class A office space. Amenities at the office building are planned to include HVAC systems, outdoor balconies, a shared conference space, a fitness center and bike storage.<\/p>\n<p>The housing units will be located at 622 Merritt Ave., while the office building will be at 1234 Martin Ave., according to a 2021 <em>Nashville Post<\/em> article. The Finery is less than 3 miles south of downtown Nashville.<\/p>\n<p>In March, Hines broke ground on <a href=\"https:\/\/www.commercialsearch.com\/news\/hines-breaks-ground-on-austin-mass-timber-project\/\">T3 Eastside<\/a>, also a mixed-use development, in Austin\u2019s East submarket.
