Real estate is still liquid, but at what cost? And could some of that capital seek other alternatives?<\/p>\n<p>\u201cREITs are creatures of the IRS code by charter, but we are also captive to our access to capital because we are dividend payers,\u201d Cafaro remarked.<\/p>\n<hr>\n<p><strong>READ ALSO: <a href=\"https:\/\/www.commercialsearch.com\/news\/sec-climate-rule-would-codify-reit-strategy\/\">How SEC\u2019s Climate Rule Would Impact REITs<\/a><\/strong><\/p>\n<hr>\n<p>Rising uncertainty was one of the consistent themes last week at the annual REIT symposium sponsored by New York University&#8217;s Schack Institute of Real Estate. REIT CEOs, advisers and top investors offered their bird&#8217;s-eye views of the public and real property markets to a packed audience composed mostly of aspiring real estate executives enrolled in NYU Schack\u2019s real estate programs. Here are some key takeaways from the conference.<\/p>\n<h2><strong>Wrong Time to Refinance<\/strong><\/h2>\n<p>Despite a 25-basis point increase in March, interest rates remain historically low. But they won\u2019t stay that way for long because the Fed is determined to keep raising interest rates until it can control inflation.<\/p>\n<p id=\"block-1a40037e-fb4b-409c-92a9-47ca9dee5526\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"1a40037e-fb4b-409c-92a9-47ca9dee5526\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cThe scariest chart in real estate is the long bond,\u201d said David Roth, partner &amp; head of Real Estate Private Equity, <strong>Ares Management<\/strong>. \u201cToday our fight is: Will our rents grow faster than rates rise?\u201d<\/p>\n<p id=\"block-4da87481-a95f-45dc-a686-77a648c5a02e\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"4da87481-a95f-45dc-a686-77a648c5a02e\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">Luckily, REITs and other public companies are much less levered and have pushed maturities out, according to Cedrik Lachance, executive vice president &amp; director of research for <strong>Green Street<\/strong>.<\/p>\n<h2><strong>ESG Is Everything<\/strong><\/h2>\n<p id=\"block-98d4bbd0-21c2-467e-9aeb-8e0b5c7c4372\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"98d4bbd0-21c2-467e-9aeb-8e0b5c7c4372\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">Even before the SEC proposed mandating carbon reporting and climate-related disclosures for U.S. public companies two weeks ago, REITs had already elevated environmental, social and governance issues.<\/p>\n<p id=\"block-3d448ca5-313a-4d34-b6f2-e4b0c05d8ba8\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"3d448ca5-313a-4d34-b6f2-e4b0c05d8ba8\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cTen or 15 years ago, it was the last page of our investor book,\u201d noted <strong>Kimco Realty Corp.<\/strong> CEO Conor Flynn. \u201cNow it is the first page.\u201d<\/p>\n<p id=\"block-2e300992-42d6-4500-8c32-d695cd3f7cdd\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"2e300992-42d6-4500-8c32-d695cd3f7cdd\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">The SEC will, however, make sustainability more complicated for REITs since it is requiring that companies report not just Scope 1 emissions and Scope 2 emissions, but also Scope 3 emissions, which are the carbon emissions generated by tenants and suppliers and other emissions REITs themselves do not control.<\/p>\n<p id=\"block-02f6b80c-89db-4820-b55e-a8890e45a779\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"02f6b80c-89db-4820-b55e-a8890e45a779\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cThat\u2019s going to be expensive and a ton of work,\u201d said Mary Hogan-Preusse, senior advisor at real estate venture capital firm <strong>Fifth Wall<\/strong>.<\/p>\n<p id=\"block-79ea50aa-7564-484c-85f8-724a479b3afc\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"79ea50aa-7564-484c-85f8-724a479b3afc\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">All sustainability efforts are costly, and they require a level of expertise not typically found in a real estate organizations. \u201cIt is a huge growth area, and there is a huge lack of talent,\u201d said Benjamin Schall, CEO &amp; president of <strong>AvalonBay Communities<\/strong>.<\/p>\n<h2 id=\"block-cae5c2e1-427f-49f0-8ea7-6329bd362210\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"cae5c2e1-427f-49f0-8ea7-6329bd362210\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\"><strong>Boards Need a Refresh<\/strong><\/h2>\n<p id=\"block-aab61927-395d-4387-a64b-742795465c91\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"aab61927-395d-4387-a64b-742795465c91\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">Beyond sustainability, another major ESG issue which is both a social issue and a governance concern is the need to increase diversity, equity and inclusion. entertaining their fair share due to the composition of their shareholder base.<\/p>\n<p id=\"block-32df7b0b-07bf-43a8-9596-6e1e797b6201\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"32df7b0b-07bf-43a8-9596-6e1e797b6201\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cOne-third of ownerships of most REITs is passive,\u201d said Rexroad. \u201cThat is higher than the average you see in the S&amp;P.\u201d<\/p>\n<p id=\"block-5e466737-f4be-4cc7-a7e2-36db1c8e5c9b\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"5e466737-f4be-4cc7-a7e2-36db1c8e5c9b\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">Activist campaigns, the panelists seemed to agree, are a healthy feature of the market, though they are expensive and time-consuming and often produce outcomes that would have occurred anyway.<\/p>\n<p id=\"block-4c47c418-7717-4e3e-9ddf-c86d2168aa62\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"4c47c418-7717-4e3e-9ddf-c86d2168aa62\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">It is important for REIT executives to reach out to passive investors so they can get to know the company before issues arise, Rexroad said. \u201cPeople voting your shares are voting your governance and not your company,\u201d she noted.<\/p>\n<h2>Old Trumps New<\/h2>\n<p id=\"block-e7944f5b-1ed9-4850-b2c5-dc2d577c83d6\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"e7944f5b-1ed9-4850-b2c5-dc2d577c83d6\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cNew economy\u201d REITs, such as gaming, cell towers and data centers, are occupying a larger share of the index funds, but traditional REIT sectors still provide the consistency and growth in income that the big indexes are seeking.<\/p>\n<p id=\"block-88df2913-6623-49ae-bde1-1b0dde8fe370\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"88df2913-6623-49ae-bde1-1b0dde8fe370\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">One sector that has been particularly reliable is multifamily because it has great same-store comps, offers \u201cbreathtakingly\u201d low cap rates, is easy to finance, and delivers a lot of growth, according to Matthew Lustig, chairman of investment banking for North America &amp; head of real estate and lodging at <strong>Lazard<\/strong>.<\/p>\n<p id=\"block-148774e3-9f18-43af-b1d6-bfdca9676ce3\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"148774e3-9f18-43af-b1d6-bfdca9676ce3\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cEven though it is old economy, it works,\u201d Lustig said.<\/p>\n<h2 id=\"block-31293657-cd23-4191-b0ef-6126f5ecb093\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"31293657-cd23-4191-b0ef-6126f5ecb093\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\"><strong>Better Get Tech<\/strong><\/h2>\n<p id=\"block-f8d05db8-e870-4f45-9be6-9d8196c8d77d\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" real estate maxims still apply, REITs are making the most of new technologies in order to streamline their investing and analysis and to respond to tenant demand.<\/p>\n<p id=\"block-13d8ea38-1e5f-4447-9498-3a878bac7cf6\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"13d8ea38-1e5f-4447-9498-3a878bac7cf6\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">Ron Havner, chairman of the board for <strong>Public Storage<\/strong>, <strong>PS Business Parks<\/strong> and <strong>Shurgard Europe<\/strong>, said the company\u2019s online leasing has gone from 1 percent in 2020 to 50 percent today.<\/p>\n<p id=\"block-85a3d66e-e07f-4aa2-8e45-01e4edeabc7b\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"85a3d66e-e07f-4aa2-8e45-01e4edeabc7b\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cPeople want to interact digitally,\u201d Havner remarked. \u201cThey want to communicate when they want to, the way they want to.\u201d<\/p>\n<h2 id=\"block-138e4683-79a5-405e-b1d5-a25331a83297\" financial services and other industries may have permanently moved to hybrid work, it is not hurting office demand that much because companies still want headquarters spaces and employees still want their own desks when they come into the office, according to <strong>Boston Properties<\/strong> Chairman Owen Thomas: \u201cEven though our buildings are less occupied, our leasing volume is pre-COVID.&#8221;<\/p>\n<h2 id=\"block-374ca1e0-aa72-4ea6-9032-b5cede10cdb3\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"374ca1e0-aa72-4ea6-9032-b5cede10cdb3\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\"><strong>Go Long on Logistics and Life Sciences<\/strong><\/h2>\n<p id=\"block-cccb46d0-9b90-4de7-8024-e29a925f0fdf\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph multifamily, logistics and life science office seem to be the \u201cit\u201d property types today in terms of demand and rent growth, and those property types make up 70 percent of <strong>Blackstone<\/strong>\u2019s real estate portfolio, according to Kenneth Caplan, the firm&#8217;s global co-head of real estate.<\/p>\n<p id=\"block-4c519e88-8965-4b42-b6bd-39594ab5a19a\" class=\"block-editor-rich-text__editable block-editor-block-list__block wp-block wp-block-paragraph rich-text\" role=\"document\" aria-label=\"Paragraph block\" data-block=\"4c519e88-8965-4b42-b6bd-39594ab5a19a\" data-type=\"core\/paragraph\" data-title=\"Paragraph\" data-empty=\"false\">\u201cLife science office we love,\u201d said Caplan. \u201c\u2026You can\u2019t do your lab work from home.\u201d<\/p>\n<p>But that is only 70 percent of Blackstone\u2019s U.S., European, and Asian real estate holdings. The other 30 percent includes hotels and retail, and even malls.<\/p>\n<p>As for the growing uncertainty in the capital markets, Caplan seemed less concerned than other speakers. &#8220;More volatility can create opportunity,&#8221; he said.<\/p>\n<p>Sam Zell, who helped kick off the modern REIT in the early 1990s, offered his assessment of the various property types. Despite unprecedented demand, industrial &#8220;may be getting ahead of itself,&#8221; said the chairman of <strong>Equity Group Investments<\/strong>. Multifamily is increasingly politicized. Class A office is overbuilt because WeWork skewed demand. Retail, meanwhile, offers incredible opportunity in re-purposing.<\/p>\n<p>\u201cThe amount of obsolescence in retail is extraordinary,&#8221; Zell said. There are going to be great fortunes made in figuring out what to do with that space.&#8221;<\/p>\n<p>But today only 30 percent of Equity Group Investments&#8217; assets are in real estate. The company is doing a good deal of backing and adding \u201cprofessionalism\u201d to private non-real estate family businesses in exchange for controlling stakes, Zell said.
