A group of national industrial real estate leaders <span style=\"color: initial\">debated the factors that could foretell a slowdown <\/span><span style=\"color: initial\">during NAIOP\u2019s I.CON West: The Industrial Real Estate Development Conference, held March 23-24 in Long Beach, Calif.<\/span><\/p>\n<p>The panel was moderated by Fran Inman, senior vice president at <strong>Majestic Realty Co<\/strong>. Speakers included:<\/p>\n<ul>\n<li>Tom Bak, Senior Managing Director, <strong>Trammell Crow Co.<\/strong><\/li>\n<li>Dayton Conklin, Managing Director, <strong>Clarion Partners<\/strong><\/li>\n<li>Dwight Merriman, Partner, Head of Industrial, <strong>Ares Management Corp.<\/strong><\/li>\n<li>Kim Snyder, President, West Region, <strong>Prologis<\/strong><\/li>\n<\/ul>\n<p>A key factor in the sector&#8217;s rise during the past two years, Bak noted, has been the transformation of retail.<\/p>\n<p>\u201cThe consumer today is flush with cash; they\u2019re spending money; they\u2019re just doing it differently. The demand is just insatiable and leading to a hybrid of mixing bricks and mortar with e-commerce. The balancing act of supplementing retail with e-commerce is really the game changer.\u201d<\/p>\n<p>\u201cThere\u2019s a psychological change,\u201d Snyder said. \u201cBuying stuff at home was the only way to get it (during the pandemic). Folks who had previously not done an order online suddenly embraced it. That was a huge ramp up in this demand cycle.\u201d<\/p>\n<hr \/>\n<p><strong>READ ALSO<\/strong>: <a href=\"https:\/\/www.commercialsearch.com\/news\/e-commerce-powers-the-rise-of-multistory-industrial-projects\/\">E-commerce Powers the Rise of Multistory Industrial Projects<\/a><\/p>\n<hr \/>\n<p>That shift has led to what were once considered tertiary markets becoming major markets, Conklin said.<\/p>\n<h2>Are there threats that could end the party?<\/h2>\n<p>One is that as warehouses develop technologically and the logistics process <a href=\"https:\/\/www.commercialsearch.com\/news\/the-challenges-of-building-an-all-electric-future\/\">relies more on electric<\/a> and alternative fuels, they will need significantly more energy than ever before.<\/p>\n<p>\u201cWe\u2019re energy hogs,\u201d Inman said. \u201cThe power (needed) to run alternative fuel vehicles will be off the charts.\u201d<\/p>\n<p>Snyder said that the amount of energy consumed in a warehouse today compared to 20 years ago is 50 times higher. \u201cIt puts pressure on the grid.\u201d<\/p>\n<p>Given that the need for warehouses is so high, the panel agreed that jurisdictions must do more to facilitate the growth and construction of new buildings, but the regulatory process is onerous. Coupled with the housing crisis\u2014most notably in California\u2014the net effect may be that companies leave a region for a more enticing environment in another state.<\/p>\n<p>\u201cIt bugs me that we\u2019re not able to keep business going (in California) without punishing businesses and forcing them to leave,\u201d Snyder said.<\/p>\n<p>Retaining talent not just for warehouse workers but those in the industry itself is also a concern, Bak said.<\/p>\n<p>\u201cWe focus very intensely on the recruiting of talent,\u201d he said. \u201cOur emphasis is the recruitment process, the internships, the hiring. Diversity is very important to us. Our company focuses on recruiting, retaining and succession planning. These are all new things, and they\u2019re at the top of the list.\u201d<\/p>\n<p>Other threats? \u201cFor me personally right now, it\u2019s interest rates,\u201d Conklin said. \u201cI think there\u2019s a sea-change taking place, and it always happens <a href=\"https:\/\/www.commercialsearch.com\/news\/what-interest-rate-hike-do-industry-experts-expect\/\">when rates start to increase<\/a>. It\u2019s not on the tenant demand side, but in capital markets.\u201d<\/p>\n<p>\u201cIt\u2019s what you don\u2019t know,\u201d Merriman said. \u201cEverything in industrial seems so perfect that you\u2019re waiting for a left hook.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>How long will the sector reign as an industry darling?
