Trammell Crow Co.<\/strong> has started construction on its first industrial development in Idaho. The developer broke ground on Kings Road Commerce Center in the city of Nampa and is expecting to deliver the project in the fourth quarter of this year.<\/p>\n

TCC acquired the land in December and tapped ESI Construction<\/strong> as the project\u2019s general contractor and Ware Malcomb<\/strong> as the architect. The company also tapped Kimley Horn<\/strong> as the project\u2019s civil engineer, while CBRE<\/strong>\u2019s Jake Miller and Harrison Sawyer will be tasked with leasing at Kings Road Commerce Center.<\/p>\n

TCC is planning to build three industrial rear-load buildings on the 25-acre site. When completed, Kings Road Commerce Center will total 362,000 square feet of speculative Class A manufacturing and logistics space with buildings that range from 99,664 square feet to 150,735 square feet. TCC said that the buildings will be able to accommodate tenants looking for anywhere between 25,000 to 150,000 square feet. The developer is planning to have 30- to 32-foot clear heights, 60-foot speed bays, 50-foot column spacing, and 35 trailer stalls and 557 auto stalls for Kings Road Commerce Center.<\/p>\n

Located at 2800 E. Comstock Ave., the project will be just south of I-84, giving tenants a roughly 20-minute commute to both downtown Boise and Boise Airport. Miller, first vice president at CBRE, said in prepared remarks that the Boise industrial market is supply-constrained, leading to unusually low vacancy rates. Miller also said in previous remarks that TCC\u2019s project should address the demand from new companies looking to enter this market.<\/p>\n

High interest in Idaho industrial<\/h2>\n

Kings Road Commerce Center will be TCC\u2019s first industrial development in Idaho, but more specifically, the state\u2019s Treasure Valley region. Jim Mahoney, principal at TCC, said in prepared remarks that this project will be one of the many TCC developments in this fast-growing marketplace. The Boise, Idaho metro<\/a> has also been seeing a significant population and job growth, alongside steady industrial construction, making the metro a strong up-and-coming market for industrial product.<\/p>\n

One state over, TCC also broke ground on a 1.7 million-square-foot industrial park in North Las Vegas<\/a>. Last month, the company partnered with Clarion Partners<\/strong> to start construction on the last phase<\/a> of a nearly 1 million-square-foot industrial park in Austin, Texas.<\/p>\n","protected":false},"excerpt":{"rendered":"
