Rendering courtesy of Cadence McShane Construction Co.<\/p><\/div>\n<p><strong>TIG Real Estate Services <\/strong>has begun construction on the new global headquarters for <strong>Niagara Conservation Corp.<\/strong> in Flower Mound, Texas. Totaling 127,810 square feet, the build-to-suit project, which includes an office component along with a warehouse and distribution facility, is slated for a fourth quarter delivery.<\/p>\n<p>The Dallas-based developer selected <strong>Cadence McShane Construction Co. <\/strong>to serve as the general contractor and hired <strong>Meinhardt &amp; Associates <\/strong>as architect. The $12.5 million project will take shape on 7.5 acres at 300 Old Gerault Road. The tilt-wall facility will feature a 49-foot clear height along with 19 overhead dock doors and a single drive-up ramp. Niagara is set to employ more than 70 people at the new facility.<\/p>\n<hr>\n<p><strong>READ ALSO:<\/strong> <a href=\"https:\/\/www.commercialsearch.com\/news\/dalfen-ceo-on-dfw-industrial-sectors-tremendous-growth\/\">Dalfen CEO on DFW Industrial Sector\u2019s \u2018Tremendous\u2019 Growth<\/a><\/p>\n<hr>\n<p>Located in a northern Dallas suburb, the mixed-use property will be less than a mile from Niagara\u2019s current headquarters at 1200 Lakeside Parkway. The property is situated around 5 miles north of Dallas\/Fort Worth International Airport and 24 miles north of downtown. Notable tenants at the new location include Best Buy and PAI Texas, among others.<\/p>\n<p>The development marks the general contractor&#8217;s fifth collaboration with TIG Real Estate Services and is the largest project undertaken on behalf of the developer.
