The areas that will not include office, malls, hospitality and some CBDs.\u201d<\/li>\n<li><strong>Adaptive reuse. <\/strong>Unlike in the past, however, this trend will focus on big-box stores and malls, freeing up larger parcels of land for redevelopment.<\/li>\n<li><strong>Structural economic change.<\/strong> According to Utter, pandemic uncertainty raises real estate investment risk.<\/li>\n<li><strong>Political polarization.<\/strong> \u201cIt is worse than we\u2019ve seen in our lifetimes,\u201d Utter said. \u201cThe implications (for) real estate have been profound.\u201d<\/li>\n<li><strong>Housing supply and affordability.<\/strong> Right now, there is a \u201ccrisis for all non-luxury housing.\u201d Workforce housing will present a major opportunity.<\/li>\n<li><strong>Infrastructure.<\/strong> New imperatives are emerging, and developers are flocking to areas that receive funding for projects.<\/li>\n<li><strong>Logistics.<\/strong> Many older warehouses and retail centers will be considered obsolete.<\/li>\n<li><strong>ESG.<\/strong> \u201cIt\u2019s an older idea, but its time has come,\u201d said Utter, predicting that climate change and ESG will shape decisions for most companies.<\/li>\n<li><strong>Technology acceleration.<\/strong> Things are changing rapidly.
