Choice Hotels International Inc. has inked a long-term lease with Federal Realty Investment Trust to occupy 105,000 square feet within an upcoming building at the Pike & Rose mixed-use development in North Bethesda, Md.<\/p>\n

Owned and developed by Federal Realty Investment Trust, the office project at 915 Meeting St. will serve as Choice Hotels\u2019 new headquarters. Construction on the 276,000-square-foot building, which is now 40 percent preleased, is expected to begin later this year.<\/p>\n

JLL represented Federal Realty Investment Trust in the transaction, while Savills worked on behalf of Choice Hotels.<\/p>\n

Designed by architecture firm Gensler, the office project will have 16 stories. Choice Hotels is scheduled to move into the building in December 2023, when it plans to leave its Rockville headquarters.<\/p>\n

Located on 1.2 acres, the new tower will also include 9,100 square feet of ground-floor retail space and ample parking for 700 vehicles. Designed to achieve LEED Gold certification and WiredScore connectivity, the building will feature flexible floorplates of approximately 25,000 square feet, as well as an array of amenities, including a rooftop conference center with collaborative spaces, a fitness center and a wellness center.<\/p>\n

Choice Hotels joins other notable firms at Federal Realty Investment Trust\u2019s 3 million-square-foot Pike & Rose TOD development, which spreads across 24 acres in the center of the Pike District.<\/p>\n

The tenant roster includes JLL, Bank of America, Industrious, United Solutions and OneDigital. The project developer\u2019s own corporate headquarters is also located at Pike & Rose, which ranks among Maryland\u2019s Top LEED-Certified Buildings<\/a>.<\/p>\n
