With construction underway since mid-2020, the $400 million, Kohn Pedersen Fox Associates-designed reboot is set to deliver in 2022.<\/p>\n<p>Formerly known as 666 Fifth Avenue, the structure dates back to the 1950s and was originally designed by local architects Carson &amp; Lundin. The 1.5 million-square-foot tower rises 39 floors next to the 5th Avenue-53 Street Station and two blocks north of the Rockefeller Center.<\/p>\n<p>The building\u2019s tumultuous past included <a href=\"https:\/\/www.commercialsearch.com\/news\/vornado-to-exit-troubled-kushner-building-in-nyc\/\">Vornado Realty Trust\u2019s 49.5 percent stake sale<\/a> in mid-2018 to the property\u2019s then co-owner, Kushner Cos., who bought out Vornado\u2019s interest, while already in discussions with Brookfield Properties as prospective investor. Later that year, Brookfield agreed to purchase a $1.3 billion, 99-year ground lease at the location, paid upfront. Kushner picked up the asset in 2007 for $1.8 billion, CommercialEdge data shows.<\/p>\n<p>Kushner and Vornado were also planning a thorough reimagining of the property back in 2017. The ambitious project\u2014designed by Zaha Hadid Architects\u2014suggested the construction of a $12 billion skyscraper that vertically extended the tower with 40 additional stories, according to <em>The Architect&#8217;s Newspaper<\/em>.<\/p>\n<h2>A brand-new look<\/h2>\n<p>The current overhaul\u2019s highlights include:<\/p>\n<ul>\n<li>An insulated glass curtain wall that will replace the old metal panel coating;<\/li>\n<li>The redevelopment of the lobby;<\/li>\n<li>New ground-floor retail space along 52nd and 53rd streets;<\/li>\n<li>Several new exterior rooftop terraces for tenant use;<\/li>\n<li>The modernization of elevators, along with other mechanical systems;<\/li>\n<li>Double-height spaces.<\/li>\n<\/ul>\n<p>When asked about the main challenges regarding the redevelopment, Brookfield\u2019s Executive Vice President for Development, Design and Construction Sabrina Kanner told <em>Commercial Property Executive<\/em>: \u201cAt 660 Fifth Avenue, we immediately recognized the need to dramatically increase the amount of natural light in the building. Our solution? Replace the existing small, low-light windows with 20-foot by 10-foot floor-to-ceiling unitized glass windows, the largest in North America, therefore nearly tripling the window area provided to the office space.\u201d<\/p>\n<p>The building\u2019s carbon footprint will be dramatically cut by 54 percent, due to its high-performance insulated glass facade and the installation of new heating and air conditioning systems, among other sustainable features.<\/p>\n<p>The renovation resembles Brookfield\u2019s 5 Manhattan West revamp, now fully <a href=\"https:\/\/www.commercialsearch.com\/news\/amazon-to-bring-another-2000-jobs-to-nyc\/\">leased to Amazon<\/a>, Whole Foods and JPMorgan Chase.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Key features of the $400 million overhaul include a new glass facade that triples the tower\u2019s window area.<\/p>\n","protected":false},"author":739,"featured_media":0,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21782,1600,21742,10,21747],"tags":[33497,33717,35764,33030],"class_list":["post-1004508841","post","type-post","status-publish","format-standard","hentry","category-development","category-new-york","category-latest","category-northeast","category-office","tag-brookfield-properties","tag-kohn-pedersen-fox","tag-kushner-companies","tag-vornado-realty-trust"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v23.4 (Yoast SEO v24.6) -
