We started the month by discussing impacts on the job market as preliminary <a href=\"https:\/\/www.commercialsearch.com\/news\/tomorrows-jobs-report-will-be-bad-whats-next-for-cre\/\">U.S. job figures for April<\/a> were expected to come out. By the end of May, some 42 million workers have lost their jobs since March, twice the number of jobs lost during the Great Depression. But it\u2019s clear that not all employment sectors have been affected equally, with some proving more <a href=\"https:\/\/www.commercialsearch.com\/news\/finding-durable-employment-sectors-during-a-pandemic\/\">durable during a pandemic<\/a>.<\/p>\n<p>Understanding how COVID-19 is transforming the real estate market remained our chief focus in May. At the beginning of the month, Moody\u2019s Analytics forecasted that retail will be the <a href=\"https:\/\/www.commercialsearch.com\/news\/moodys-forecasts-sharp-drop-in-retail-rents\/\">hardest-hit commercial real estate sector<\/a>, with a projected decline of more than 10 percent in effective rent by year\u2019s end. For this reason, we looked at what Simon Property\u2019s first-quarter results say about <a href=\"https:\/\/www.commercialsearch.com\/news\/what-simon-property-groups-q1-results-say-about-retails-future\/\">the future of retail<\/a>, as the REIT reopened half of its portfolio almost at the same time as <a href=\"https:\/\/www.commercialsearch.com\/news\/macys-starts-reopening-amid-department-store-woes\/\">Macy\u2019s kicked off a phased reopening<\/a>. Meanwhile, J.C. Penney announced <a href=\"https:\/\/www.commercialsearch.com\/news\/j-c-penney-to-shed-29-of-stores-amid-retail-reckoning\/\">plans to close more than 200 stores<\/a>\u00a0after <a href=\"https:\/\/www.commercialsearch.com\/news\/neiman-marcus-lord-taylor-latest-to-fall-in-covid-19-shakeup\/\">filing for bankruptcy<\/a> the previous week. It\u2019s clear that the sector will have to undergo a few changes to adapt to a post-pandemic reality. <a href=\"https:\/\/www.commercialsearch.com\/news\/the-science-of-retail-can-data-save-the-store\/\">Using the latest in data tools<\/a> could help investors in the long haul.<\/p>\n<p>While brick-and-mortar retail has been directly impacted, the e-commerce surge has contributed to an <a href=\"https:\/\/www.commercialsearch.com\/news\/industrial-real-estates-positive-prognosis\/\">increased demand for warehouse and distribution space<\/a>. We sat down with <a href=\"https:\/\/www.commercialsearch.com\/news\/an-industrial-developers-insights-on-the-pandemics-impact\/\">Bridge Development Partners\u2019 Jeff Milanaik<\/a> to discuss the changes brought about by the coronavirus crisis in major industrial markets, and with Stos Partners\u2019 Jason Richards to talk about the <a href=\"https:\/\/www.commercialsearch.com\/news\/qa-coworking-goes-industrial\/\">industrial coworking\u2019s business model<\/a> and its long-term viability.<\/p>\n<p>The office sector will also have to transform following the pandemic. What\u2019s more, <a href=\"https:\/\/www.commercialsearch.com\/news\/shutdown-tests-mobs-as-investment\/\">investment for medical office buildings<\/a> has also been affected by lockdowns, but the property type\u2019s future is anything but grim.<\/p>\n<p>We\u2019ve known from the onset of the outbreak that the hospitality industry is in for a significant slowdown, with states imposing measures to curb the spread of the virus.
