Realcomm founder &amp; CEO Jim Young urged the hundreds of management professionals in the audience to seize the opportunities and challenges of the digital revolution or risk falling behind.<\/p>\n<p><em>\u201cThis has been a steady journey and it\u2019s getting more complex every day,\u201d<\/em> Young asserted. Even after working for decades at the intersection of technology and real estate, he acknowledged:&nbsp;<em>\u201cI struggle keeping up with this sometimes.\u201d<\/em><\/p>\n<p>In his wide-ranging talk, Young addressed the top trends that real estate managers will face in 2019 and 2020:<\/p>\n<ul>\n<li><strong>Space as a service.<\/strong> Young advised his audience not to be misled by the detours experienced by WeWork as part of its initial public offering or by the departure of the shared space provider\u2019s CEO, Adam Neumann. The underlying premise\u2014to make full use of underutilized office space\u2014remains sound, he contends. <em>\u201cCoworking and shared space are not going away,\u201d<\/em> Young said. <em>\u201cIf you\u2019re not looking at shared and flex space for your operation, you\u2019re missing out on a major opportunity.\u201d<\/em><\/li>\n<li><strong>Digital vs. brick and mortar&nbsp;<\/strong>across asset categories<em>. <\/em><\/li>\n<li><strong>Enhanced occupant experience.<\/strong> Today\u2019s tools provide unprecedented power for tenants to shape the building&#8217;s environment\u2014temperature, lighting, access and more. That, in turn, is crucial to tenant satisfaction. <em>\u201cIf you\u2019re not allowing someone to take control of the building through a cellphone, you\u2019re missing an opportunity.\u201d<\/em><\/li>\n<li><strong>Conflicting trends regarding privacy.<\/strong> What are the legal and ethical issues related to facial recognition technology, for example?<\/li>\n<li><strong>The digital transformation.<\/strong> Building occupants no longer want to deal with paper. The capacity to communicate with building management at the speed of light is increasingly taken for granted.
