The HUB at Goodyear<\/p><\/div>\n

A joint venture between LGE Design Build and Clarius Partners LLC has broken ground on The HUB at Goodyear, a 790,980-square-foot warehouse in Goodyear, Ariz. JLL is the project\u2019s exclusive leasing broker.<\/p>\n

\u201cThe HUB is the first project to hit Goodyear\u2019s \u2018Bullard Tech Corridor\u2019 and is an early part of the red-hot development wave the area is currently seeing,\u201d<\/em> Andrew Greybar, LGE\u2019s business development manager, told Commercial Property Executive<\/em>. \u201cIn addition to some spec\u2019s like 40-foot clear height, moment framing, four-corner truck access and other topics important to the users we\u2019re targeting, it\u2019s a pretty spectacular exterior design that we think makes it stand out from the rest of the market. It\u2019s a case study in development, design and construction we\u2019re proud to put on the map.\u201d<\/em><\/p>\n

Located at 305 S. Bullard Ave. on 43 acres, The HUB in Goodyear will be situated on the southeast corner of Van Buren Street and Bullard Avenue, in the sixth fastest-growing city in the U.S.<\/p>\n

\u201cIn 2016 and 2017 an impressive number of crossdock distribution buildings were delivered in the west valley to accommodate the explosive rise of e-commerce and its demands on distribution and logistics footage,\u201d <\/em>Greybar said. \u201cA number of economic factors have poised the valley to be a target market for that demand and developers from all over the U.S. and beyond have taken notice. The HUB takes note of the most important and innovative specifications in the market and combines them into a project delivered at the right time in this wave.\u201d<\/em><\/p>\n

Strong features and amenities<\/strong><\/h2>\n

The HUB will boast space with modern clean lines, concrete tilt-up panels and metal wall panels. The property will utilize vertical windows throughout to provide ample natural daylight. The project will offer 40-foot clear height ceilings and 190-foot truck courts with 144 dock-high and four grade-level doors. The HUB will also have 65-foot speed bays, helping with efficiency in loading and uploading.<\/p>\n

Additionally, the property will feature elements such as a reinforced concrete slab, R-38 roof insulation, energy-efficient windows and gate-secure loading.<\/p>\n

\u201cThe primary employee and visitor entry provides protection from the harsh west sun with the use of a perforated scrim material, reducing solar exposure,\u201d<\/em> McRae said.<\/p>\n

This marks just the fourth spec industrial building to be developed in this market offering 40-foot clear heights, a feature many companies are looking for.<\/p>\n

Plus, with immediate access to I-10, and a qualified workforce of more than 1 million people nearby, it\u2019s an ideal property in Goodyear\u2019s Technology Corridor, which is also home to tenants such as UPS, Chewy.com, McLane Foods, Subzero and a Fortune 8 e-commerce company.<\/p>\n

\u201cAll of the land on the Bullard Tech Corridor was tied up in what felt like a few days after we inked the purchase agreement for our 43 acres,\u201d <\/em>Greybar said. \u201cThe HUB will be the first project delivered on the corridor and together with the City of Goodyear there\u2019s no doubt this project sets the standard for design. More than that, it\u2019s incurred the costs of installing infrastructure along Bullard and helped the City of Goodyear to employ practices and standards that will help encourage future waves of development.\u201d<\/em><\/p>\n

In May, it was announced that LGE Design Group is serving as the architect for Gilbert Spectrum Building One, a speculative industrial building in Gilbert, Ariz.,<\/a> which is part of the larger 63-acre Gilbert Spectrum development.<\/p>\n

According to Newmark Knight Frank\u2019s most recent industrial report for Phoenix, e-commerce sales are headed upwards to as much as 10 percent of all U.S. retail sales, and the Phoenix warehouse scene is expected to benefit from nation-leading population growth, affordability of raw land and access to 35 million consumers within a one-day truck haul.<\/p>\n
