The physical therapy company will occupy 4,000 square feet on the building\u2019s seventh floor, relocating from 708 Third Avenue.<\/p>\n<p>The 11-story asset encompasses a total of 137,784&nbsp;square feet of office space, including a 2,500-square-foot retail component, Yardi Matrix data shows. Built in 1963, the property houses a diverse business community that includes Lyceum Kennedy International School on the second floor, the Consulate General of Haiti on the sixth floor, Children\u2019s Defense Fund on the eighth&nbsp;floor and, most recently, Midtown Hardware, which <a href=\"https:\/\/www.commercialsearch.com\/news\/avison-young-brokers-manhattan-retail-lease\/\">occupies 3,463 square feet<\/a> on the ground floor.<\/p>\n<p>The asset is located in the borough\u2019s Midtown East&nbsp;neighborhood, in the vicinity of the United Nations Headquarters and Grand Central Terminal, with the 4, 5, 6, 7 and S subway lines providing easy access throughout the area. The Metro-North\u2019s Harlem, Hudson and New Haven railroad lines further facilitate transportation.<\/p>\n<p>Avison Young Principal &amp; Tri-State President Arthur Mirante,&nbsp;Principal Martin Cottingham and<strong>&nbsp;<\/strong>Associate Matthew Pynn&nbsp;represented the landlord.
