Transwestern Development Co. delivered the property in 2017.<\/p>\n<p><em>\u201cWe have seen tremendous interest since we delivered the property. 3400 at CityLine is a new spin on mid-rise construction methodology, not before seen in the Dallas-Fort Worth market,\u201d <\/em>Will Paton, TDC\u2019s vice president, told <em>Commercial Property Executive. \u201cThe building provides a stunning tour experience for tenants and offers all the amenities that today\u2019s top corporate users expect.\u201d<\/em><\/p>\n<p>The&nbsp;313,000-square-foot property is located at&nbsp;3400 N. Central Expressway.&nbsp;The new tenants include DXC Technology Co., which leased 100,300 square feet; Xandr, the advertising analytics group of AT&amp;T Services, which took 24,700 square feet; and Common Desk, a Dallas-based boutique coworking provider that leased 31,500 square feet.&nbsp;Additionally, <a href=\"https:\/\/www.commercialsearch.com\/news\/investment-banking-firm-relocates-hq-to-dallas-cityline\/\">Generational Equity<\/a> is relocating its corporate headquarters, leasing roughly 31,000 square feet in the building.&nbsp;With the new lease commitments, the building is now 60 percent occupied.<\/p>\n<p><em>\u201cWe have a good blend of companies in financial services, telecom, and technology. They have all signed long-term leases, which is a testament to their commitment to 3400 at CityLine,\u201d <\/em>Paton said.<\/p>\n<h2>Top amenities<\/h2>\n<p>The property includes 1 acre of outdoor event space, an indoor deli and tenant lounge and a state-of-the-art fitness center. The building\u2019s coworking provider, Common Desk, will add a coffee bar available to all building occupants. Common Desk also has a propriety app called Ellum&nbsp;that will manage building reservations and activity programmings, such as fitness classes, conference room reservations and happy hours.<\/p>\n<p>In addition, the building offers shuttle service to the CityLine campus with stops at the Whole Foods, DART rail station and restaurant row.<\/p>\n<p><em>\u201c3400 at CityLine offers tenants the rare combination of first-generation office space with some of the largest floorplates in the market,\u201d <\/em>Paton said.<em> \u201cIt boasts unparalleled planning efficiencies and caters toward users of all sizes. The enterprise leasing solutions provided by the on-site coworking provider allow businesses to easily adapt to growth without splintering their workforce between multiple locations.\u201d<\/em><\/p>\n<p>Furthermore, the exterior glass facade around the building\u2019s entire perimeter offers a true 10-foot, floor-to-ceiling glass condition, without the presence of knee walls. The indoor and outdoor space provides employees with options to work or relax in their ideal setting.<\/p>\n<h2>High visibility<\/h2>\n<p>The property is situated within one of the largest transit-oriented developments in Dallas-Fort Worth.&nbsp;The building offers prominent frontage on the thoroughfare with the highest vehicle-per-day count in all of Dallas-Fort Worth.<\/p>\n<p>For tenants that want high visibility, the signage opportunity has been a meaningful decision-making component.
