Dallas-based real estate developer HALL Group is preparing to open the 183-key, luxury HALL Arts Hotel in the city\u2019s Arts District by the fall. Located at Ross Avenue and Leonard Street, it will be the first hotel in the vibrant Dallas Arts District and feature 6,000 square feet of event space and two chef-driven restaurants.<\/p>\n

The 10-story boutique hotel, which broke ground nearly two years ago, is part of the $250 million Hall Arts project that will also include the 28-story HALL Arts Residences<\/a>, a luxury tower with 44 condos starting at $2 million and ranging from 1,600 square feet to a penthouse with more than 10,000 square feet. The residential tower is slated for completion in early 2020. They are both are located near HALL Group\u2019s 18-story KPMG Plaza at HALL Arts office tower.<\/p>\n

HKS Inc. and interior design firm Bentel & Bentel designed the hotel, while Latitudes: Lifestyles by Crescent Hotels & Resorts of Fairfax, Va., will manage it. The hotel is expected to feature contemporary art throughout the common spaces and guest rooms, including 10 Arts District-inspired suites with views of the downtown Dallas skyline. Select photography from a juried photography competition led by HALL Group called \u201cThrough the Lens: Dallas Arts District,\u201d will also be featured in guest rooms and the hallways.<\/p>\n

Situated among architectural works from world-renowned, Pritzker Prize-winning architects, the HALL Arts Hotel\u2019s design by HKS will have a sleek, contemporary glass and steel jewel box design that fits in seamlessly with the Art District.<\/p>\n

Hotel details<\/h2>\n

The events space will include two multi-purpose salon spaces, the HALL Arts Boardroom and a 1,737-square-foot ballroom with advanced technology. It will be the only hotel event space in the Arts District and be able to accommodate up to 250 guests for weddings, corporate affairs and other celebrations. A rooftop pool and lounge will also have downtown views. The first of two restaurants, Ellie\u2019s\u2014named after Hall\u2019s mother\u2014will open in the fall. A second restaurant concept will be announced in 2020. The hotel will also feature Ellie\u2019s Lounge and Terrace, which will have live music and entertainment.<\/p>\n

Demand for Dallas rooms<\/h2>\n

A CBRE Hotels Research report in late October 2018 noted that demand for hotel rooms in Dallas, which is an attractive destination for tourists, conventions and business travelers, has outpaced new hotel development in recent years. The upper-priced hotel segment had the most 2018 RevPAR growth, with a projected 3.3 percent gain in ADR and 0.5 percent increase in occupancy, resulting in a 3.8 percent RevPAR increase. This year, Dallas RevPAR is projected to grow 1.4 percent, less than the 2018 rate of growth, according to CBRE. However, average rates are expected to increase, resulting in positive RevPAR growth over the next five years. CBRE also expected average rates at upper price hotels to remain strong for the next two years.<\/p>\n
