The 11-story property was built in 1972 and links the Brickell and Downtown submarkets.<\/p>\n<p>A Cushman &amp; Wakefield team of Vice Chairman Brian Gale, Managing Directors Andrew Trench and Ryan Holtzman, Director Jeannette Mendoza and Associate Lena Weeks will handle leasing at the property.<\/p>\n<p>Situated at 444 Brickell Ave., along the Miami River, the office building offers views of Biscayne Bay. The lobby and common areas were recently updated and amenities include a Capital Grille restaurant on the ground floor, a sundry shop and on-site management. Tenants also have access to a dock with boat slips.<\/p>\n<p><em>\u201cBrickell is currently the hottest office submarket in Miami Dade County, and 444 Brickell presents a unique value proposition to tenants in the market,\u201d<\/em> said Gale, in prepared remarks.<\/p>\n<p>The property\u2019s central location provides tenants with easy access to hotels, entertainment, dining and a variety of residential options, all within walking distance.
