The development, owned by Liberty Property Trust, spans across more than 33 acres in proximity to interstates 85, 985 and the new Gravel Springs interchange, roughly 35 miles northeast of downtown Atlanta.<\/p>\n<p>Building One consists of 120,400 square feet at 3525 Grave Springs Road Extension and was fully leased to ProCraft Cabinetry, while still under development in 2017. Building Two totals 235,234 square feet at 3535 Gravel Springs Road Extension and is occupied by VTS America (120,657 square feet) and ProCraft (132,511 square feet).<\/p>\n<p>The design components that contributed to the LEED Silver certification include locally sourced materials, high-efficiency fixtures, as well as electric vehicle parking. Both buildings feature 50-by-54-foot column spacing, 32-foot clear heights, ESFR sprinkler systems and extensive trailer parking. Estimates anticipate that the buildings will use about 25 percent less energy and 35 percent less water than traditional ones, savings directly benefiting the tenants.<\/p>\n<p>After three years under development, the buildings are open and fully leased, partly thanks to the benefits attached to the LEED certification, according to Steve Rowley, Liberty vice president and market leader in Georgia. <em>&#8220;It&#8217;s important to communicate the benefits of LEED certification to tenants, especially in the <a href=\"https:\/\/www.commercialsearch.com\/news\/esg-and-reits-sustainable-investing-for-the-long-term\/\">industrial sector<\/a> where return of investment is fast.
