The building is part of the 3.2 million-square-foot Collington Trade Center, more specifically the four-building, 510,000-square-foot Collington Park industrial-flex campus in Prince George\u2019s County.<\/p>\n<p>The property is situated at 16101 Queens Court, on a 13-acre site adjacent to Route 301, which is one of the main north\/south corridors in Prince George\u2019s County. Route 50, along with interstates 495, 97 and 95 are also within easy reach, while downtown Washington, D.C. is roughly a one-hour drive west. Construction of the\u00a0<a href=\"https:\/\/www.commercialsearch.com\/news\/mrp-industrial-aew-break-ground-on-220800-sf-spec-project-in-prince-georges-county\/\">tilt-wall panel building<\/a> commenced in 2014.\u00a0The property features:<\/p>\n<ul>\n<li>32-foot ceiling heights<\/li>\n<li>40 dock doors<\/li>\n<li>two overhead drive-in doors<\/li>\n<li>185-foot truck court<\/li>\n<li>seven-inch unreinforced concrete flooring<\/li>\n<\/ul>\n<h2>Expanding business community<\/h2>\n<p>The manufacturing company is planning to transfer its distribution and logistics operation into the facility by fall 2018. Collington Park includes a 175,000-square-foot FedEx Ground package and sorting facility. MRP Industrial intends to add a 90,000-square-foot flex\/R&amp;D building and a 25,000-square-foot single-story commercial building to the business community.<\/p>\n<p>Lisa Goodwin, senior vice president of MRP Industrial and Lance Schwarz, senior vice president of NAI Michael, represented the landlord. Senior Vice President Rob Tamillo, Senior Associate Zak Mirkowski, Managing Director Todd Hughes and Senior Associate Greg Ferraro of JLL represented La-Z-Boy.<\/p>\n<p><em>\u201cMajor national companies continue to recognize the significant economic and logistics benefits to establish or expand large-scale industrial and warehouse requirements within Prince George\u2019s County, and this long-term lease demonstrates the latest example of this ongoing trend,\u201d<\/em> said D.
