Whether it be London&#8217;s Olympic Park, the Grand Paris project, Qatar&#8217;s Downtown Doha project; Russia&#8217;s Sochi and Skolkovo Innovation City, Istanbul&#8217;s Zorlu Center or Rome&#8217;s Ostia waterfront, the scale of ambition and vision is widening. Overall, the mood was mostly positive. With the problems of Europe and the uncertainty of the future there, the US is perceived to have a certain optimistic prognosis, however slowly the recovery unfolds.&#8221;<\/span><\/span><\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" style=\"width: 70px;height: 67px;border: 0px solid #ffffff;margin: 0px 10px 0px 0px;float: left\" src=\"https:\/\/dl.dropbox.com\/u\/16717587\/5%20Chris-Lawrence%20%20100x100.jpg\" alt=\"\" width=\"70\" height=\"67\" align=\"left\" \/><\/p>\n<p style=\"text-align: justify\"><span style=\"color: #000066\"><span style=\"font-size: 12px\"><span style=\"font-family: arial,helvetica,sans-serif\"><strong>Chris Lawrence<\/strong>, E.V.P. Investment Management at <strong>Bentall Kennedy<\/strong> pointed out interesting opportunities due to technology and demographics (e.g., in the growing medical office market).<\/span><\/span><\/span><\/p>\n<p>&nbsp;<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" style=\"text-align: center;width: 690px;height: 355px;border: 0px solid #000000;margin: 0px\" src=\"https:\/\/dl.dropbox.com\/u\/16717587\/MIPIM-over-the-years-2009-2013.jpg\" alt=\"\" width=\"690\" height=\"355\" align=\"\" \/><\/p>\n<p style=\"text-align: justify\"><span style=\"color: #000066\"><span style=\"font-size: 12px\"><span style=\"font-family: arial,helvetica,sans-serif\">Even the most optimistic VIPs invited by <strong>CREOpoint<\/strong> expressed some caution as obvious risks remain. Distressed assets are still weighing on lenders&#8217; balance sheets and unwinding these assets could fuel more financial turbulence for banks and the market in general. Much of the conversations were about when, if and how banks will let go of assets and debt. It was clear that <strong>BNP Paribas<\/strong>, hurt by the euro zone debt crisis, was preparing for more stringent Basel III banking rules. It was announced during MIPIM that the French bank sold a 28.7% stake in<\/span> <span style=\"font-family: arial,helvetica,sans-serif\"><strong>Kl\u00e9pierre SA<\/strong><\/span> <span style=\"font-family: arial,helvetica,sans-serif\">for $2.0 billion<\/span> <span style=\"font-family: arial,helvetica,sans-serif\">to U.S. shopping mall giant <strong>Simon Property Group<\/strong>.<\/span><\/span><\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"color: #000066\"><img loading=\"lazy\" decoding=\"async\" style=\"width: 70px;height: 67px;border: 0px solid #ffffff;margin: 0px 10px 0px 0px;float: left\" src=\"https:\/\/dl.dropbox.com\/u\/16717587\/David-Simon.jpg\" alt=\"\" width=\"70\" height=\"67\" align=\"left\" \/><span style=\"font-size: 12px\"><span style=\"font-family: arial,helvetica,sans-serif\"><strong>David Simon<\/strong>, Chairman and Chief Executive of <strong>Simon Property<\/strong> and the new chairman of<\/span> <span style=\"font-family: arial,helvetica,sans-serif\">Kl\u00e9pierre&#8217;s supervisory board said his firm has long admired<\/span> <span style=\"font-family: arial,helvetica,sans-serif\">Kl\u00e9pierre&#8217;s pan-European footprint and strong growth potential. &#8220;The investment in<\/span> <span style=\"font-family: arial,helvetica,sans-serif\">Kl\u00e9pierre represents an attractive opportunity for SPG as we seek to broaden our global footprint.&#8221;<\/span><\/span><\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"color: #000066\"><span style=\"font-family: arial,helvetica,sans-serif\"><span style=\"font-size: 12px\">Consolidation is also continuing in services. <strong>NAI Globa<\/strong>l, the largest network of independent commercial real estate firms worldwide, with an 80-strong attendance at MIPIM this year, has recently been acquired by <strong>C-III Capital Partners LLC<\/strong> to create a leading, fully integrated commercial property services company.<\/span><\/span><\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"color: #000066\"><span style=\"font-size: 11px\"><span style=\"font-family: arial,helvetica,sans-serif\"><img loading=\"lazy\" decoding=\"async\" style=\"width: 70px;height: 67px;border: 0px solid #ffffff;margin: 0px 10px 0px 0px;float: left\" src=\"https:\/\/dl.dropbox.com\/u\/16717587\/jeffrey-finn.jpg\" alt=\"\" width=\"70\" height=\"67\" align=\"left\" \/><span style=\"font-size: 12px\"><span style=\"font-family: arial,helvetica,sans-serif\"><strong>Jeffrey M. Finn<\/strong>, President and CEO of <strong>NAI Global<\/strong>, said: &#8220;Corporate and investment clients will now benefit from an even broader range of services in more locations worldwide. In particular, they will have access to a corporate solutions and capital markets offering with expanded asset\/property management, project\/facilities management and valuation services so they can get the most value from owning, managing or disposing of their assets.&#8221;<\/span><\/span><\/span><\/span><\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"color: #000066\"><span style=\"font-size: 11px\"><span style=\"font-family: arial,helvetica,sans-serif\"><strong><img loading=\"lazy\" decoding=\"async\" style=\"width: 70px;height: 68px;border: 0px solid #ffffff;margin: 0px 10px 0px 0px;float: left\" src=\"https:\/\/dl.dropbox.com\/u\/16717587\/Chris-Ludeman.jpg\" alt=\"\" width=\"70\" height=\"68\" align=\"left\" \/><\/strong><\/span><\/span><span style=\"font-size: 12px\"><span style=\"font-family: arial,helvetica,sans-serif\"><strong>Chris Ludeman<\/strong>, President of <strong>CBRE<\/strong> Capital Markets: &#8220;Improved deal volume and confidence remain centered on core deals in major markets, but confidence is growing that it will spread to smaller markets. A major driver is the rapidly improving debt capital markets. The unpredictability of the U.S. presidential election &#8211; and its possible impact on fiscal, monetary and regulatory policy &#8212; remains a wild card. We will also take advantage also of banks selling performing property loans and leaving the business. Overall, three firms dominated commercial real estate online buzz: <strong>Cushman &amp; Wakefield<\/strong>, <strong>Jones Lang Lasalle<\/strong> and <strong>CBRE<\/strong>. It was clear that C&amp;W deployed a comprehensive strategy to dominate social and conventional media sources, with almost twice as many mentions and coverage as other firms. Congratulations to C&amp;W on a very impressive win. Overall, companies based in the U.S. continue to lead in the use of social media; although improving, adoption of these technologies in Europe and Asia will take more time. One leading indicator was apparent at MIPIM: the huge screens beaming Twitter posts with #MIPIM or MIPIM notations to all delegates at the event.
