The $16 million adaptive reuse project will deliver 77,487 square feet of creative and flex loft space upon completion, in the fall of 2018.<\/p>\n<p>Located at 1218 and 1236 Menlo Drive, the buildings were constructed in 1964. Inland Tract will feature high ceilings, skylights and storefronts, an open-air courtyard with outdoor landscaping and seating. Amenities will include drive-up access and ample parking. Tenants will have access to numerous surrounding restaurants and entertainment options.<\/p>\n<h2>Strategic partnership<\/h2>\n<p>Patterson Real Estate Advisory Group helped form the\u00a0joint venture between Third &amp; Urban and Granite and procured construction financing from State Bank for this project. The developers retained Kronberg Wall as the architect and Derucki Construction as the builder, while Wilson, Hull &amp; Neal will spearhead leasing efforts.<\/p>\n<p><em>\u201cInland Tract allows all kinds of businesses, including professional services, creative, restaurant, retail and entertainment users to customize a workspace in a popular neighborhood ideal for \u2018live, work and play.\u2019 The modern loft-style space features open floor plans for collaborative work areas, warehouse, showroom and studio needs,\u201d<\/em> said Joseph Rogers, partner at Wilson, Hull &amp; Neal, in prepared remarks.<\/p>\n<p>Inland Tract sits less than half a mile from Bellwood Quarry and <a href=\"https:\/\/www.commercialsearch.com\/news\/ripe-for-renewal-how-redevelopment-efforts-are-reshaping-the-urban-core\/\">Atlanta\u2019s Beltline Park<\/a>, providing easy access to Midtown and Buckhead.
