Millenia Office in Chula Vista, Calif.<\/p><\/div>\n

Construction is beginning soon on Millenia Office, a three-campus project with at least 1.4 million square feet of office space in the San Diego suburb of Chula Vista, Calif., that is part of a multibillion mixed-use mega-project.<\/p>\n

JLL<\/a> is overseeing the leasing at the project, which has the potential to grow as much as 3 million square feet. The JLL team includes Tony Russell, Chad Urie and Grant Schoneman.<\/p>\n

Millenia Office is part of the 210-acre Millenia Master Plan, which includes as many as 3,000 multifamily residences; 1.5 million square feet of retail, hospitality, civic and mixed-use projects; six themed urban parks; and a variety of public spaces for an expected population of 7,500. The development has been designated a Smart Growth Urban Center by the San Diego Association of Governments.<\/p>\n

Chesnut Properties is developing the office space, which will be located in three large-scale campuses. THINK campus, the first to be constructed, will consist of two buildings totaling 324,000 square feet. DISCOVER campus will have one 400,000-square-foot building and INVENT campus will have four buildings totaling 700,000 square feet. All three campuses are expandable to accommodate a \u201cGoogle-style\u201d mega-scale campus.<\/p>\n

\u201cOur vision for Millenia Office is to create an ecosystem where the workplace and nature are mutually celebrated. The project is the perfect complement to the efforts of the City of Chula Vista to establish Eastern Chula Vista as the hub for a major business district with millions of dollars being spent on infrastructure, housing and retail,\u201d<\/em> Lee Chesnut, principal & founder of Chesnut Properties, said in a prepared statement. \u201cWe believe that this project will set the standard for the workspace where restorative design promotes health and wellness for occupants and the environment.\u201d<\/em><\/p>\n

The THINK buildings will feature large efficient 37,000-square-foot floorplates. A 6,000-square-foot amenity building with a restaurant and a fitness center will be on the campus, which will also feature a patio connecting the two buildings and a large outdoor lawn area. The campus is expected to achieve LEED Platinum certification and a Gold rating under the new WELL Building Standard.<\/p>\n

Located near Highway 125, the Millenia Office project is a 20-minute drive to downtown San Diego and within a 30-minute drive to the other major business markets in the city.<\/p>\n

Lifestyle Center and Hotel<\/strong><\/h2>\n

In August, construction began on Millenia Commons, a 131,000-square-foot San Diego lifestyle center<\/a> and on a 135-key Ayres Hotel. The 12.5-acre lifestyle center is scheduled to open in the fourth quarter of this year. Retailers that had preleased space at the center include HomeGoods, Cost Plus World Market, Ross Dress for Less, buybuy Baby and Mattress Firm. Sudberry Properties is the developer of Millenia Commons, the first phase of Millenia\u2019s retail offerings.<\/p>\n

Ayres Hotels of Southern California expects to open in summer 2018. The hotel will include a full bar in the lobby and the outdoor courtyard, a fitness center, three conference rooms and a boardroom.<\/p>\n
