Adolfson &amp; Peterson Construction, the general contractor, started demolition work to remove existing buildings on the site.<\/p>\n<p>Planned to encompass a total of 151,736 square feet, the five-story structure\u00a0is set to include four floors of office above 16,000 square feet of street-level retail. Construction is anticipated to be complete by the fall of 2019. The project is designed to achieve LEED Certification, per Yardi Matrix data, and will use a combination of energy-efficient, cross-laminated timber panels.<\/p>\n<h2>Core location, parking included<\/h2>\n<p>Situated at 2375 15th St., the 3.8-acre development site is located along Interstate 25, just across the South Platte River from Denver\u2019s Lower Downtown district. OZ Architecture designed the building, which features 35,322-square-foot floor plates and a variety of amenities include bike storage, a fitness center and parking beneath the structure.<\/p>\n<p><em>\u201cThe modern, natural look, combined with the sustainability aspects of the material, will be a great fit for our downtown area and I expect to see more of this product used as Denver continues its tremendous growth,\u201d<\/em> said Doug Johnson, vice president of Adolfson &amp; Peterson Construction, in a prepared statement.<\/p>\n<p>The developers are planning two additional\u00a0parts of the project in the immediate area. The second phase, known as Riverpoint Two, is slated to contain 81,570 square feet, and the final part includes the 108,739-square-foot redevelopment of the Riverpoint building.
