The project is planned around the city\u2019s historic Key System Building, constructed in 1911, which will be fully renovated and integrated into the tower. Construction is expected to be complete, and the building occupied, by late 2019. The developers purchased the development site for $9.5 million in March 2017, according to public records.<\/p>\n<p>Located at 1100 Broadway, the development site is in the heart of Oakland\u2019s downtown office district. The 334,000-square-foot office tower will be constructed one block from the 12th Street BART station, offering convenient access throughout the region. The developers additionally plan to construct a 145-space parking garage below the property. More than half of the 18-story building has already been leased to the University of California\u2019s Office of the President, with a\u00a0JLL leasing team led by Chris Roeder, Sam Swan and Jon Elder marketing the remaining top eight floors to potential tenants.<\/p>\n<h2>Green amenities<\/h2>\n<p>The tower will feature a number of amenities for tenants, including two roof decks, 10,700 square feet of street-level retail and dining, 20,700-square-foot floor plates and bike parking.
