Menlo Equities secured $64.5 million in financing for Amber Oaks, a nine-building, Class A office campus in Austin<\/a>, Texas. HFF arranged the five-year, floating rate loan through Wells Fargo.\u00a0<\/p>\n

The 543,544-square-foot Amber Oaks is situated on a 61-acre site adjacent to State Highway 45, with close access to U.S. Highway 183, Parmer Lane, MoPac Expressway, Interstate 35 and Highway 130. Located at 13620-13640 Briarwick Drive and 9300-9501 Amberglen Boulevard in the Far Northwest submarket of Austin, the campus is 93 percent leased. Notable tenants include Oracle, AECOM, Office Depot and Toshiba America.<\/p>\n

The office complex features large floor plates, basketball and tennis courts, a high parking ratio of five spaces per 1,000 square feet, outdoor seating areas in a park setting and is adjacent to a 120,000-square-foot Life Time Fitness facility.\u00a0<\/p>\n
