Royal Farms has signed a long-term lease at The Shoppes at Tradepoint Atlantic, the 70-acre retail component of\u00a0the 3,100-acre multimodal industrial site in Sparrows Point, Md., Baltimore County.<\/p>\n

The Baltimore-based chain will open a convenience store, a gas station and a car wash, and will occupy one of the site’s seven free-standing retail pads. Royal Farms\u2019 3.7-acre location will offer direct access to Interstate 695\/Baltimore Beltway and is expected to open in late-2018. According to The Daily Record<\/em>, Royal Farms has 180 locations across the Mid-Atlantic region.<\/p>\n

Located less than 20 miles southeast of downtown Baltimore, the site is also close to many major thoroughfares, including interstates 95 and 97 for the Baltimore-Washington corridor. According to a Tradepoint Atlantic release, Royal Farms\u2019 new location will offer easy access to more than 43,000 households.<\/p>\n

\u201cAs the site continues to develop, the retail component helps to satisfy what will be a growing demand for amenities at the site and from the surrounding area,\u201d<\/em>\u00a0Aaron Tomarachio, Tradepoint Atlantic vice president of corporate affairs, told\u00a0Commercial Property Executive<\/em>\u00a0in June 2016, when the retail park was announced.<\/p>\n

A 3,100-acre industrial node<\/h2>\n

Tradepoint Atlantic is owned by a joint venture between Hilco Global and Redwood Capital Investments and is located on the site of the former Bethlehem Steel plant, which closed in 2012 after more than a century of operations.<\/p>\n

Earlier this month, Amazon officially unveiled plans for an 855,000-square-foot fulfilment center<\/a> within Tradepoint Atlantic, marking the retail giant\u2019s fourth Maryland facility. TradePoint Atlantic will also be home to a 1.3 million-square-foot Under Armor distribution facility, which is slated to open in 2018. The two companies will join FedEx Ground, which recently opened a 300,000-square-foot facility within the park, as well as Pasha Automotive Services, Harley-Davidson of Baltimore, Access World, C. Steinweg and Lafarge Holcim.<\/p>\n

\u201cAside from providing amenities to the thousands of future employees of tenants at Tradepoint Atlantic, JLL conducted a market study showing $64 million in consumer spending leaves the southeastern communities in Baltimore County each year, and this helps keep those dollars local,\u201d<\/em> Tomarachio added.<\/p>\n
