DivcoWest is developing Cambridge Crossing (CX), a life science, technology, and retail development at the former NorthPoint project in Boston.<\/p>\n

Situated in a former rail yard at\u00a0250 North St., CX will be a new mixed-use neighborhood with research facilities, residential units, and retail amenities. When completed, the 45-acre development will\u00a0also feature\u00a0a 430,000 square-foot science and technology building. The first phase of\u00a0the new neighborhood retail district\u00a0will be built at the heart of CX.<\/p>\n

\u201c250 North Street will be a Class A creative research environment\u00a0specifically designed to meet the needs of, and appeal to,\u00a0science and technology tenants,\u201d <\/em>Stuart Shiff, DivcoWest\u2019s CEO, told Commercial Property Executive. \u201cIt will also be\u00a0well served by local rapid transit,\u00a0with a Green\u00a0line station\u00a0to be built\u00a0on site and an Orange line station just blocks away. Additionally, we are planning to create approximately 100,000 square feet of diverse neighborhood retail within the 45-acre Cambridge Crossing development.\u201d<\/em><\/p>\n

Cambridge Crossing will be situated at Kendall Square, centered within one of the highest concentrations of talent and intellectual capital in the world.<\/p>\n

\u201cLike the tenants we hope to attract to Cambridge Crossing, we think in terms that go beyond short-term real estate and economic cycles<\/em>,\u201d Shiff said. \u201cWe aren\u2019t just constructing one building today, we are building the foundation for a community in\u00a0one of the most in-demand research neighborhoods in the country. We\u00a0are focused on making\u00a0sure that we start the process correctly, with the ultimate goal of establishing\u00a0a sustainable, job-creating eco-system that will prosper long into the future.\u201d<\/em><\/p>\n

According to Shiff, the company has invested in more than 5 million square feet of real estate throughout the greater Boston market, including major assets in Cambridge,\u00a0and has great appreciation for the region\u2019s\u00a0achievements and its potential.<\/p>\n

\u201cLike Silicon Valley, where our company began over two decades ago,\u00a0we believe\u00a0Boston has a strong attraction for technology and life science companies\u00a0due to an incredible educational base and an appealing work\/life balance,\u201d <\/em>he said. \u201cIt is our belief\u00a0that\u00a0the talent pool is strong and growing in Boston\u00a0and we do not see that dynamic changing.\u00a0Our hope is that\u00a0Cambridge Crossing will\u00a0continue\u00a0to\u00a0strengthen that dynamic by creating a new community\u00a0designed to inspire collaboration and innovation amongst\u00a0tomorrow\u2019s\u00a0leaders.\u201d<\/em><\/p>\n

More Than Just Office<\/strong><\/h2>\n

In addition to commercial office space, the larger Cambridge Crossing development will have retail shops, an 11-acre public park and\u00a0as many as 2,400 residential units,\u00a0creating a vibrant live-work-play community\u2014all at the intersection of Cambridge, Boston and Somerville,\u00a0where people want to\u00a0work and live.<\/p>\n

\u201cGreater Boston has\u00a0one of, if not the, largest life science research communities in the country\u00a0with Cambridge\u00a0and Boston\u00a0being\u00a0at\u00a0the epicenter for this sector,\u201d <\/em>Shiff said. \u201cIt\u2019s the place that researchers and companies want to be because\u00a0of its proximity\u00a0to global talent magnets,\u00a0such as Harvard and MIT.\u00a0Boston already attracts the best of the best students.\u00a0A primary objective for Cambridge Crossing is to provide companies that recruit\u00a0future difference makers\u00a0from these local institutions with\u00a0a\u00a0dynamic and purpose-built\u00a0destination\u00a0that inspires interactions and collaboration both inside and outside the office.\u201d<\/em><\/p>\n

DivcoWest is no stranger to Cambridge. In 2012,\u00a0the firm spent $79 million on The Davenport, a Class A office property<\/a> in the city. More recently, the company sold The Campus at Arboretum, a five-building, Class A office campus<\/a> in the Northwest submarket of Austin, Texas.<\/p>\n
