Behind the project is Houston-based Pontikes Development, which intends to deliver the first phase of the complex in the third quarter of 2018.<\/p>\n<p>The industrial development, dubbed Port 10 Logistics Center, will be situated on 246 acres at the southeast corner of Thompson Road and Interstate 10 in Baytown, Texas. Port 10 Logistics Center will have access to Class 1 rail service, port access and proximity to several chemical processing plants and refineries in the area. In addition, tenants will have access to the retail amenities along Interstate 10.<\/p>\n<p>John Talhelm and Kevin Erck with JLL will lead the leasing and marketing efforts on behalf of Pontikes Development.<\/p>\n<p><em>\u201cPort 10 Logistics Center is being developed with logistics in mind,\u201d<\/em> Kevin Erck said in a prepared statement. <em>\u201cIt will offer over half a mile of frontage on I-10, rail service, benefits of a Foreign Trade Zone and is situated proximate to Port Houston\u2019s two container terminals, as well as two other deep-water terminals. All of these factors combine to create a one-of-a-kind multimodal logistics destination that will support anything from retail distribution to plastics resins packaging.\u201d<\/em><\/p>\n<h2>Large multimodal development<\/h2>\n<p>The industrial park will feature on-site rail storage, ample trailer storage, 32- and 36-foot clear heights. The first phase will include a 485,000-square-foot cross dock building and a 295,000-square-foot cross dock building. The following stages will include front load and <a href=\"https:\/\/www.commercialsearch.com\/news\/jll-facilitates-sale-of-rail-served-property-in-houston\/\">rail-served space<\/a>.<\/p>\n<p><em>\u201cThis development and the investment it represents builds on our commitment to Houston businesses, industry and the broader community,\u201d<\/em> said George Pontikes, president &amp; CEO of Satterfield &amp; Pontikes. <em>\u201cPontikes Development brings the expertise required to deliver a world-class, modern distribution center.\u201d<\/em><\/p>\n<p>Upon completion, Port 10 Logistics Center will comprise 3 million square feet, 2 million square feet of which will be directly rail served. It will offer approximately 450 on-site railcar spots and direct access to Union Pacific\u2019s Coady rail yard, which proves handy for high-volume rail users in need of extra storage. The park\u2019s rail system is designed to support the largest containers being shipped today and the biggest rail users in the area.<\/p>\n<p><em>\u201cPort 10 will be one of the largest multimodal developments to take place in the Houston metropolitan region in many years,\u201d<\/em> added Talhelm. <em>\u201cIt will fill a need of the distribution community to have a state-of-the-art facility, located on a major freeway that can support all modes of transportation for both import and export opportunities.
