Emerald Aventura Rendering<\/p><\/div>\n

Premium Developers Group selected CBRE to market 40,000 square feet of office space for lease or sale at Emerald Aventura, a 120,000-square-foot, Class A project in Miami. Miami Real Estate Group is also part of the team leading marketing efforts on behalf of the owner.<\/p>\n

Located at 2655 NE 186th<\/sup> Terrace, the\u00a0six-story property\u00a0will include 58 offices, six conference rooms and two balconies. Offices range from 600-1,200 square feet to a full floor of up to 12,248 square feet. Additionally, Aventura Emerald will feature a rooftop garden terrace and a structured parking garage for 132 cars with direct access to each level.\u00a0The project is slated for completion by early 2019.<\/p>\n

First Vice President Carol Ellis-Cutler and Senior Associate Alina Plasencia of CBRE Advisory and Transaction Services are marketing the property\u00a0alongside Andres Asion, partner at Miami Real Estate Group.<\/p>\n

CBRE was recently tapped to market two office buildings in Miami<\/a> and Boca Raton, Fla., totaling 107,459 square feet.<\/p>\n

Contemporary design<\/h2>\n

Architecture, interior design and planning firm Oppenheim Architecture designed a contemporary structure for Emerald Aventura, meant to set it apart from surrounding buildings.\u00a0<\/p>\n

In addition, this area has witnessed an exponential growth of prosperous businesses in the last decade, and this type of momentum turns Emerald into an unparalleled investment opportunity,\u201d<\/em> said Ellis-Cutler, in a prepared statement.<\/p>\n

The tower is close to Miami Gardens Drive and Biscayne Boulevard, as well as the Aventura Shopping Mall. The location provides access to Interstate 95 and is surrounded by banks, restaurants, recreational areas, shops and hotels.<\/p>\n
