Construction has begun on a three-story \u201ccreative office building\u201d in Brooklyn\u2019s East Williamsburg neighborhood, as announced by The Hudson Cos., the project\u2019s developer, and ABS Partners Real Estate LLC, the exclusive leasing broker.\u00a0<\/p>\n

Named the Breeze, the project actually consists of three structures that will total about 100,000 square feet of office and retail space, including a restaurant, an event space for nearly 400 guests, and a rooftop penthouse with a bar and a large open terrace. In addition, a 6,000-square-foot yard will be converted into a landscaped tenant amenity area with outdoor seating, and a new 2,000-square-foot adjoining retail arcade, the Breezeway, will provide retail space, while connecting the north and south sides of the larger building.<\/p>\n

The location, at 315 Meserole St., is a three-block walk from the L train\u2019s Morgan or Montrose stops, as well as numerous Citi Bike stations.<\/p>\n

Completion scheduled for 2018<\/h2>\n

Financials on the deal were not disclosed, but Crain\u2019s New York Business<\/em> reported that the developer bought the property last year for $28 million and will be spending roughly $25 million on its redevelopment. The latter will encompass new building systems, including all new electric distribution and IT equipment; new elevators; new HVAC equipment; new tenant lobbies and common bathrooms; new storefronts and a private bike parking room.\u00a0<\/p>\n

The three-story building at the center of the development was completed in 1937, a Hudson Cos. spokesperson told Commercial Property Executive<\/em>.<\/p>\n

The project design is led by S9 Architecture. Delivery is expected in late summer 2018.<\/p>\n

Construction is being handled by JoDi Realty LLC, part of the Sisca Organization family of companies.<\/p>\n

\u201c[C]reative tenants are looking for mixed-use buildings<\/a> with character, plenty of access to outdoor space, and common areas that promote collaboration. They also want to be in neighborhoods where their employees already live and actually want to stay in when the workday ends. We\u2019ve designed the Breeze \u2026 to include Class-A building infrastructure in a renovated historic structure to meet those needs<\/em>,\u201d Chris Tepper, senior project manager at The Hudson Cos., said in a prepared statement.\u00a0<\/p>\n
