The tenant will relocate its New York offices from 919 Third Ave. The move is scheduled for the first quarter of 2018, and the asking rent was a reported $75 per square foot. Cushman &amp; Wakefield\u2019s Alan Wildes and Melissa Bazar acted on behalf of the tenant, while the landlords were represented in-house by Vice President Robert Steinman.<\/p>\n<p>\u201c<em>Our New York office has grown considerably since we opened it four years ago and our strategic plan calls for continued expansion in a number of key areas,<\/em>\u201d Ballard Spahr Chair Mark Stewart said in a prepared statement. \u201c<em>We were looking for a building that offered flexible and efficient workspace design, a convenient location and room to grow. We found it in 1675 Broadway.<\/em>\u201d<\/p>\n<p>The 35-story, 850,000-square-foot granite office building was constructed in 1989, and designed by award-winning FXFOWLE Architects. The tower features a marble lobby with vaulted ceilings, column-free floor plates and a garage with 60 parking spaces. Due to superior digital infrastructure and connectivity, the asset was awarded Wired Certified Platinum\u00a0status.<\/p>\n<p>Located in Manhattan\u2019s Theatre District, 1675 Broadway offers easy access to mass transit via the new Second Avenue subway station. Neighborhood amenities include restaurants, hotels, theaters, clubs and Central Park, which is within walking distance. The office tower has 78,000 square feet of available space on the 18th, 20th\u00a0and 21st floors.
