CityBay LLC has selected Martin Architectural Group\u00a0to create the layout of 360 New York Ave., a planned mixed-use building in Newark<\/a>, N.J. Although the project is in its ground breaking phase, with completion set for the end of 2017, its design plans have been revealed. The asset will be constructed\u00a0on a half-acre parcel that was once the site of\u00a0a former warehouse.<\/p>\n

\u201cCompleting the design was challenging because we had to combine intrinsically different types of\u00a0uses\u00a0with unique requisites and make them work on a half-acre of land, in a residential district, without negatively impacting the community,<\/em>\u201d\u00a0 Martin Architectural Group President & Managing Partner\u00a0James Riviello said in a prepared statement.<\/p>\n

The 95,966-square-foot, five-story asset will comprise a day care center with a drive-through drop off on the first two floors, while the upper floors will include 100 apartments. The apartments will come in one-, two- and three-bedroom floor plans, ranging from 1,200 to 1,350 square feet. Amenities will include game rooms, a gym, lounge and off-street parking. The asset will provide easy access to childcare for residents and mass transit for commuters to New York City or Jersey City via PATH bus lines and U.S. Route 9. Additionally, it is located in close proximity to\u00a0Ann Street School, Harvest Institute, cafes and restaurants.<\/p>\n

\"Station<\/a>

Station Commons, Elizabeth, N.J.<\/p><\/div>\n

The project marks the second CityBay – Martin Architectural Group collaboration. The firms partnered on the nearly fully occupied Station Commons, the first transit-oriented luxury apartment building in the area. Located at 727 Pennsylvania Ave., in Elizabeth, N.J., the seven-story building was completed in 2015, and it is strategically located next to North Elizabeth train station, U.S. Highway 22, Newark Airport and multiple bus lines. Station Commons features 100 apartment units on the top five floors with views of lower Manhattan, an outdoor terrace on top of the parking structure and a shop for commuters. The units range from 1,100 to 1,340 square feet and rents start at $1,700 per month.<\/p>\n
