The center consists of 15 buildings that offer a variety of entertainment venues, restaurants, shops and commercial service spaces.<\/p>\n<p>Cire Equities purchased the property with an additional eight interior undeveloped pads and 18 acres of development land in the fourth quarter of 2016 for $33.5 million from Parke West LLC, a company formed by the Howard Hughes Corp. in Dallas. \u00a0At the time of the transaction, the asset was 68 percent occupied, the tenant roster including Harkins Theater, Victoria\u2019s Secret, Bed &amp; Body Works, Chico\u2019s, Vans, BJ\u2019s Restaurant and Flemings.<\/p>\n<p>\u201c<em>The quality of the center is phenomenal and the price our client paid is significantly below replacement cost,<\/em>\u201d said Grossman in a prepared statement. \u201c<em>In collaboration with the client, Meridian was able to demonstrate a clear path to significant upside, including leasing vacant space, extending existing short-term leases, and outlining the potential future development of many interior pad sites and additional developable land,<\/em>\u201d he added. \u201c<em>The lender understood the vision, and CIRE Equity\u2019s track record, which helped ensure a smooth execution from start to finish.<\/em>\u201d<\/p>\n<p>Recently, Meridian has <a href=\"https:\/\/www.commercialsearch.com\/news\/meridian-secures-14m-in-financing-for-reno-retail-asset\/\" target=\"_blank\" rel=\"noopener noreferrer\">secured<\/a> a $14 million acquisition loan on behalf of Cire Equity for Paradise Plaza, a Kmart- and Walgreens-anchored shopping center located in Sparks, Nev.<\/p>\n<p><em>Image courtesy of Meridian Capital Group<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Meridian Capital Group represented the borrower in securing the three-year, floating-rate loan for the acquisition of a mixed-use retail center located in Peoria.<\/p>\n","protected":false},"author":1192,"featured_media":1004176633,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_jetpack_memberships_contains_paid_content":false,"footnotes":""},"categories":[21743,21825,21742,1601,21749,21794,15],"tags":[35137,33375,33156],"class_list":["post-1004176568","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-deals","category-finance","category-latest","category-phoenix","category-retail","category-videos","category-west","tag-cire-equity","tag-meridian-capital-group","tag-the-howard-hughes-corporation"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v28.0 (Yoast SEO v28.0) -
