Leading private equity firm ABS Partners Real Estate is determined to stay on top, having singled out award-winning Spector Group to redesign and retrofit 270 Madison Ave.\u2019s lobby. The renovations aim to highlight the asset\u2019s classic and elegant traits through modern upgrades. The work is slated for completion by the end of the 2017.<\/p>\n<p>The building\u2019s lobby is made of fine calacatta stone, bursa beige stone, alabaster terrazzo and oxidized brass, featuring a glass entrance fa\u00e7ade. The refurbishments are meant to emphasize the variety of textures and colors through simple, yet bold lines, together with a custom-designed cascading wood trellis ceiling. The new lobby will also feature a rotating art display.<\/p>\n<p>According to Yardi Matrix data, the building was constructed in 1923 and was completely renovated in 2004. The Class B, 19-story, 258,283 -square-foot office asset also features 13,900 square feet of retail space, with floor plans ranging from 7,500 to 17,700 square feet. Located in the borough\u2019s Grand Central Office District, side by side the Murray Hill neighborhood, the building is within walking distance of\u00a0Grand Central Terminal, New York Public Library and Bryant Park, as well as many\u00a0retailers, banks, restaurants and hotels.<\/p>\n<p>\u201c<em>We wanted to create a profoundly elegant design that adequately reflects the prestige of the building. Our design\u2019s emphasis on classical-contemporary details brings the longstanding spirit of the building into the present and future,\u201d<\/em> Scott Spector, principal with Spector Group, said in a prepared statement.
