Kaizen Development Partners has begun construction on its multi-phase, office park in Allen, Texas. The development is known as One Bethany at Watters Creek and is situated on 17 acres at the northwest corner of Bethany Drive and Watters Creek Boulevard, near Watters Creek mixed-use development and the planned Allen Hotel and Convention Center.<\/p>\n

The first phase includes a 125,000-square-foot Class A office building with a 570-space parking garage. The property will boast a conference center, training room, tenant lounge and fitness center. The first building will be delivered in the first quarter of 2018 and is currently being preleased. The second phase will bring an additional 250,000 square feet suitable for larger tenants in a campus environment.<\/p>\n

“Tenants have been demanding a Class A office building with proximity to a walkable, mixed-use project like Watters Creek.\u00a0One Bethany\u00a0at Watters Creek will deliver on all these aspects<\/em>,” Allen Economic Development Executive Director,\u00a0Dan Bowman, said in prepared remarks.<\/p>\n

BOKA Powell designed the project and Balfour Beatty Construction will handle the construction. JLL\u2019s Daryl Doggett and Blake Shipley will handle the leasing and marketing operations. According to a press statement, the team has already secured soft commitments for a big part of the building, including a local eatery to be located on the ground floor with outdoor patio space. JLL will also be the building\u2019s property manager.<\/p>\n

“We recognize the growing demands by users of space trending north, so we are excited to respond with something fresh and new to the\u00a0City of Allen<\/em>,” added Kaizen Development Partners CEO,\u00a0Derrick Evers.<\/p>\n
